    It can't hurt to ask the question. They may love your place and have a vested interest and memories they want to add to. Worst case they say no and you list it via normal channels.

    Sell the under performer or the one with most equity

    If I was in your situation and wanting to sell one of these three. I would sell the Hobart place. This will effectively give you back your $10K p.a. cash flow. And you can then use the equity you already have in the other two to launch into a better performer.
