Hang in there, you'll learn from each of these disappointing/annoying encounters. It won't take long before you get a handle on the way the game is played. Never let em see you sweat and never let em see you drool. Good luck.
I'm buying a property in Melbourne right now as well. Unfortunately this place just loves auctions :(
As a buyer I try to buy pre-auction for a few reasons. First, I don't buy at auctions because I don't trust the process. Second, I think it's hard to buy good value at them in Melbourne right...
The least expensive way I could find to get listed on re.com.au was via a marketing service (see previous posts for details) that cost $1000 upfront and $3000 on settlement. You also get domain.com.au and other marketing services so it's not a bad deal really.
Two reasons;
First I won't be persuaded that $4000 to get on re.com.au is good value or necessary to sell my property until other (less expensive) marketing efforts prove ineffective (domain.com.au, newspaper, letter drop flyers, word of mouth)
But the other reason is that we're about to...
I don't think so. Consider it a fee for service, they won't have to provide much service; the photos are done, collateral is done, paperwork is done through my solicitor, valuation is done, price is set, property is ready for showing. So their service is simply putting a listing up on one...
Finally an agent with some creativity. I was personally referred to an agent so thought what the heck; showed him my property and explained my intention to sell privately but would pay comms if he had a buyer. Anyway, he agreed to halve his commission, sign a non-exclusive open contract but/and...
Thanks for the tip to www.happeningrealestate.com.au
After a friendly call to them today, I was disappointed to find out they can only offer 'marketing services' for QLD properties. My property is in VIC so bad news bears for me.
Red Direct does offer marketing services but to get a package...
Awesome thanks guys. I've got it on domain.com.au, flyers are getting done as we speak and I was sitting on the fence re the local paper but will probably do it. It's an apartment so no sign for me.
Thanks for your tips and help :)
Hiya
I've decided to sell my apartment privately. I'm in sales and confident of my own skills in marketing campaigns/collateral/sales/negotiation and know the product/area/numbers well.
Don't get me wrong, I'd happily pay an agents commission if they brought me a buyer.
I've seen...
Atti - This was the suggestion from our new accountant so while we're away someone else is paying the mortgage and we can enjoy the tax free gain if we sell when we get back (crossing my fingers there is more gain, 2009 not looking crash hot)
Thanks everyone for your thoughts so far.
Yep thought about changing the loan to reduce the payments but 2/3 of it is fixed (bit over 7%) and there's a hefty penalty for changing the terms. I can change the security, the home it's against, but not the terms. We did this for the certainty of...
Hello there!
I admit to feeling a bit guilty my first post here is a question, thanks in advance for any assistance :)
Over the last four weeks my fiance and I have come to a fork in the road which I think boils down to Net Worth in PPOR vs Cash Flow and what I would like to know is have...
