    This should never happen, a property manager should have the systems and processes in place to ensure these sorts of issues are picked up immediately.

    Regular gentle reminders immediately after a missed payment. Successful management is often an investment of time.

    You could only have them pay if they caused damage. If they are good tenants and you want to keep them, I would replace the washer.

    Have a close look at how many properties they manage, fewer properties is not necessarily a bad thing. I would check their formal terms and conditions carefully and avoid any land agent that tries to lock you in. Your ability to change managers is a key control.

    In New Zealand, the desire to take vacant possession is often specified in the sales and purchase. That said either owner can only gain remove the tenants if the current contract allows it. This would depend on whether it is a fixed or periodic tenancy.

    Inner door in oven exploded!

    This looks very unusual. In seven years landlording I have never had an oven do this. That said an oven is an important piece of fit out in the rental. Providing the damage is beyond the tenant's control it will have to be replaced.
