Peter Spann 1 Day Investor Update

Clarification from Peter's Seminar Went to the Melbourne seminar and it was good value for money.....thanks Peter. One thing that was stated that I didn't really understand 100% was in regards to paying off your PPOR (your own place). Peter said in the seminar that it was silly to pay off...

Ongoing IP costs into Interest Only Loan - never pay off + claim interest?

Julia, So if I establish say a second Credit Card that is solely used for Investment purposes only and use this to pay for IP expenses, I can then sweep amounts across each month from my LOC account and claim the interest from this account? Under this scenario: 1) I effectively free up...

    Just show me the data!!!

Tubs, Yep...the data from the Valuer General in Victoria can also be purchased as a soft copy. I have done this over a number of years. It is great, as the soft copy is in Excel and you can manipulate the data as you see fit....definitely saves typing the data from the book!!! However, you...

    repairs to newly acquired IP

I believe though that if you replace an asset in its entirety (even replacing with exactly the same asset), it will be subject to depreciation and cannot be claimed as a repair or a 'one-off' deduction. However, the Net book value of the old asset can be written off. GlennM.

    Frankston Victoria. Growth potential?

Snapper, Both suburbs you mentioned - St Kilda/Port Melbourne are only a few kilometres from Melbourne CBD. Frankston on the other hand is around 40 minutes drive out from Melbourne. You will need to weigh up the potential for Capital growth and income in the area (depends on your...

    Realestate.com.au buys property.com.au

I normally use realestateview.com.au rather than realestate.com.au as I had previously thought they were significantly larger (as far as listings etc are concerned). Does anybody know whether they are related (same owners)? Does this mean realestate.com.au will now take the lead? GlennM.

    Does Anyone Still Rent?

Steve Navra, Just wondering whether you have had a chance to put together a rent vs buy spreadsheet as per you earlier post. Thought it would be quite interesting to many of us!!! GlennM.

    Borrowing 95% for IP

I started off using Westpac. However, I have found ANZ more flexible, allowing 95% borrowings and they also capitalise the Lenders Mortgage Insurance (LMI) as part of the loan. My last two loans as a result have been with ANZ. GlennM.

Tenants Union wants governments to end negative gearing

As stated before, it is supply and demand that determines rent levels. I am located in Melbourne and have had to decrese rents in order to attract tenants. I believe that investors are currently being hit both ways, stagnant or decreasing rents and ever increasing housing prices which both...
