    Smelly housemate

Great that you found a solution. For future reference, the techniques I would have employed include, but not limited to: You could tell him that you have a relo that needs to move in Or that you've received complaints about noise in the house from neighbours, and want to reduce the number of...

another im going to retire by 30 article

Each to their own but I wouldn't feel overly safe with his portfolio. I'm not referring to the value, but the quality.

Banks always ask what the increase is for. What reasons are in line with what they want to hear?

Where to buy in Birsbane / Brisbane?

I was thinking of pushing 4  Not sure what the agent is thinking - probably baiting with that asking price/range. I would have started with offers over $600K.

Where to buy in Birsbane / Brisbane?

Not bottom basement and a very average rent return but I think this is pretty good value from a CG perspective. Top notch location that trumps most of the areas previously suggested. http://www.realestate.com.au/property-house-qld-wilston-119832083

How much do you spend a year (living expenses)?

$550 goes quickly eg nappies, packeted foods/milk for kids, snacks after school, fussy eaters who waste food, lack of space to store a lot of perishable food on discount etc etc - its easy to rack up that sort of bill. On top of that, being extremely time poor with young kids makes shopping...

How much do you spend a year (living expenses)?

BV the only thing in this world we're not willing to negotiate on (materially speaking) is where we live, having moved about 4-5 times prior to landing our (rented) goldmine. Its a townhouse in the East (our preferred location) - has 3 beds, 3 baths and is underented to the tune of $150-180 pw...

How much do you spend a year (living expenses)?

I think the reason I left it out was because, apart from choosing where I live, the $ are fairly non-discretionary ie it is what it is. But you can starve or eat bread and water to get your weekly living expenses down.

I wish, rent is $720 pw. Sydney isn't cheap.

How much do you spend a year (living expenses)?

Agree - 15 years ago when I was single - I was probably spending a tad more than $100 pw - and I was absolutely FRUGAL - friends used to have cracks about me being a tight a*se (pardon the pun). Have no idea how a couple, let alone a small family in this day and age can exist on $100+ per week...

How much do you spend a year (living expenses)?

We must be doing something wrong, and one wouldn't even say we're extravagant. This is our breakdown PER WEEK (family of 5). Annually with misc costs that come up we're probably pushing $70K a year easy. Food/groceries $550 Electricity/gas $33 Petrol $60 Kids sport/related costs...

Changes / tightening on servicing for investors

More importantly I'm wondering what this will do to the property market in the next 12 months and beyond - both in terms of growth and rents. Here's my (probably worthless) forecast : - CG rates across the country with the exception of Perth and Darwin will remain positive (between 1-7%)...

    Where to buy in Perth?

Sorry to skew this thread a little but what's the core diff between Rockingham and Coogee? Google suggests driving time to Perth CBD is only about 10-15 apart yet Coogee is miles ahead in price. Is Rockingham the Frankston of WA. Does it have the right elements for growth? I've noticed prices...

Dream to be Comfortable not Rich. Start Now!

Generally: - property portfolio value - Total value of shares and div % - debt/LVR - overall net cashflow per week with/without active job/business income I think basically the number of interest is how much cashflow per week is required to sustain your lifestyle. We've seen some saying...
