    Property is in NSW. Tenant moved in 3 months ago on a 6 month lease. They will be breaking the lease and moving into a Department of Housing property. PM is telling me that because they are moving into a DOH (they have provided the paperwork), they can break the lease with a two weeks notice...

    It depends on the type of property you are investing in. I'm settling on a property with 7.36% gross yield. It's a 30-40 yr old brick house on 600m block. 15 minutes drive from Parramatta. With rents on the way up, it won't take long til it's neutrally geared.

    Here's my story... Few weeks back, I made a written offer to the REA for $X. He rings me up with the standard "no, no.. it won't get accepted, it is TOOO low, can you increase your offer?". Anyway, still stuck to my offer of $X. Few hours later, REA rings back and says offer got accepted...

    Depends on the situation.. but usually I leave a voice message and get a call within 1-2 days.
