    Thats exactly what we are doing at the moment, we are making the minimum payments on both splits and putting all extra money in the 100% offset account.

    We are paying P&I on the second mortgage split so besides the principal on that the remaining loan is IO ( so the whole $400k is IO and Fixed for 3 years at 5.59%) Is this what you meant?
