    I do the same as Anh, just two Swap and Go BBQ gas bottles. If they are missing when the tenant moves out then it comes out of their bond. There are plenty of places within a couple of Kms for tenants to swap them over.

    Have you tried www.serviceseeking.com.au to try and find a private carpet layer? I've always used Bennets Carpets at Cleveland for four properties so far and delt with the director Mark Bennet, they always work in with my schedule and are reasonably priced. Cheers
