My current loan balance is $339,000 and is P&I. I really want to change to interest only payments so I can redirect that money to a new investment and to keep deductible interest...

Yeah i definatetly see the sense in this approach! But what happens with buying investment properties with this approach?
Do you use the cash in offset for deposit and costs of IV 1, then let the offset grow and buy further IV's using LOC from growth in IV 1 for Iv 2 and so on?

Can you further explain how going the interest only and using offset acc works in relation to when we start buying IV properties?
I always thought the idea is to reduce non-deductable debt and replace it will income producing, e.g. by using equity in home to pay...
