Where in mel? My vote would be stock-standard inner city units in the cbd/southbank/docklands...locals don't want to touch them and unless they are otp or new, foreigners cant buy them. Guaranteed CG coming your way even in the short term. [im kidding by the way...]

hang on...I wouldn't be so pleased about this. Not too bad but not great either. 980k is a high price for 92sqm, and the yield of 3.9% isn't great either. I cant see how much organic CG this will have with only 92sqm, and the yield isn't compensating for that either. I wouldn't be reassured...

I wouldn't say the above is small. 626 m2 is good for that price. Id put in an extra bathroom though and there is enuff land do do so.

I don't know what happened to these areas during the GFC but id strongly doubt that there was a big decline. Generally, if the fundamentals are in place [location, etc] then the blow from events like the GFC are softened. These are not speculative high risk suburbs, rather more established ones.

4152 comprises of camp hill, carina, carina heoghts, and Carindale, spanning 7 to 10km from the city. My take on these suburbs is that they are good -appeal to a wide audience, mostly families. Safe, friendly,and convenient suburbs. They are, Imo, good value; they are not bulimba, ascot etc...

10km of the cbd for that price you may not get much. If you want house and land, in that radius you would most likely be looking at areas that are flood prone or real dumps. Id consider a older units or townhouses with reno potential - usually these have better rental yields and the reno...
