Thanks guys, It's all the calls and the nagging and the winging lol... They want to inspect every week, fair enough. It sucks but what can I do beside buy the place... The gardens were practially dead when we moved in, as were the laws and they kicked up a stink about it all still being dead...

Hi, I'm living in a rental atm which the vendor is selling and the Re is going nuts with open houses, hastling us about gardening, complaining we are home at the inspections etc etc...... I'm not sure what they are entitled to but it seems they are taking it too far.

So, the appraisal is tomorrow and I'm still not 100% sure on what to say to the agent?... I think I'll just ask roughly what the he/she thinks the place will sell for and let him/her know that I may be interested at the right price and thatd I'd have to look into it a little more once I found...

I did just think that.... There are some ways I could work this in my favour. eg suppose the vendor was willing to settle on a price if I were to re-new the lease for another 6months. This would give me more time to save funds to get the LVR down and save me some LMI.. But that could be wishful...

Thanks TB, I'll give it a go!... Also, what happens with settlement in the event that I buy already living in the property, can I request to have a really short one or will it still be 1-2months of paying rent before I switch over the the bank loan...

Comparitive props are selling between 250-280 in this area, so I've based my 11% deposite on 280k.. Any more than this I wont be buying.... Good idea with questioning the RE but at the same time woulnd they turn around and think that if Im looking at prices on other places I may actually be...

It not so much that, and if I were to buy cheaper I'd not be satisfied.. Rent is only $250pw.... It just seems a good opportunity as its in one of the better areas of bendigo and its close to a lot of entities which would make it an attractive place for potential tenets as it did when I signed...

Any idea on Bendigo, vic? seems to be high demand for rentals atm. I'm looking at buying the town house I'm currently renting but origionally intended to save for a little longer and buy in melbourn. Tho it seems thats a hard market to get into without paying more than ips are worth.
