YIKES! Keep an eye on CAIRNS!!

God no.. It's certainly a different world up here, but that's the charm.. What I have enjoyed ( coming up from Melb) is the quality and variety of seafood, the weather, the vibrancy of the esplanade and feel of Port Douglas, Kuranda etc. it's all quite unique. What you can't forget is the...

I would agree that is the plan and that's how these things work. Mr Fung has certainly planted his roots with investments in Canberra, Gold Coast and Cairns though.

I reckon the city, waterfront in particular is sensational.. Restaurants everywhere, beautiful presentation, plus Kuranda is a massive treat up the road.

The dollar is not low, it's nearing normal. Interest rates, yes are low but I think they will stay there for awhile.. Interest rates are also benefitting the rest of the country!

Agreed the casino is a complete game changer for Cairns. The town will never be the same again, but imagine the opportunities.

I'm up at Yorkeys Knob doing some painting/maintenance between tenants. I've noticed a real uplift in sentiment in the past two years since I was here. The city is absolutely buzzing... Has an amazing feel at the moment.. That lower exchange rate has really kicked in. The planes fly over...

CBA max discount limited to 1% for investment loans?

It may be of interest that ANZ seem super competitive right now. I just refinanced 3 properties and was offered 1.25% off without haggling. Paying 4.13%.

    Couple of tricky tax questions.

Yes that's what I keep reading. On the other hand I can't see how costs that have nothing to do with the purchase or successful sale of the property and have added no value to the property can be capital in nature! Better keep googling til I find an answer I like, but sounds like it prob...

Hi Folks, Was wondering if any of the Tax guys out there can provide any insight into a couple of tricky tax questions I have. 1. Marketing costs for sale. I know these are normally capital in nature and included in the cost base for CGT calc. However, in this case we failed to sell and...

How to calculate rental yield ?

if you were serious about this you would divide by current market value (not purchase price+ +), but very few people on this forum understand the concept of opportunity cost... You need to be constantly evaluating your investments against the next best option.

    BOQ - No LMI

G'day Accountants, I'm about to hit these guys up for $2.8m @ 87% variable IO From what I'm reading I should expect to get a rate of around 4.4% with no LMI? I'm a CPA. If so.. that's gold.
