    New Split System?

Good point. Haha I forgot to put that in. It's a dining room/loungeroom that's connected to it. Dining room is about 2x4 and lounge room is about 2.8 x 4.

    End of an Era

Thank you to the Somers for starting this forum up and to Sim also. I personally have received so much from this community and I really look forward to seeing what the future holds for the new site. All the best to the Somers.

    New Split System?

But both companies make AC's 0_0 Thanks for that. I was wondering about Daikin actually, heard they last longer. Are they reasonably quiet systems? My Mum just installed two Mitsubishi Heavy Industry units in her home and she says they're amazing but wasn't sure how long they'd last. Thanks...

    New Split System?

Mitsubishi Electric or Mitsubishi Heavy Industries? I only ask because I've heard they're very different in quality and price.

    New Split System?

Hi all. Been advised by my property manager about the wall air conditioner breaking down (surprised it lasted this long). Looking at putting in a new Split System Air Con to the room. I've had a look on the forums here and found a few tips and recommendations but some of the posts were from...

    Rent increase

Tbh, I didn't even know they did Landlord Insurance. Will have to look into them with the next renewal. Thanks :)

    Rent increase

Just issued a rent increase for my I.P in Vic. My property manager contacted me explaining how rents had gone up and recommended that we also increase ours by $20 a week. As everyone here has said, if you're paying a property manager money to manage your property, they should be keeping an eye...

Looking to invest in Melton Vic

I have to agree with Albanga and Kinnon Bell - My first IP was in Brookfield, a suburb just next to Melton, and I regret having it as my first investment. My money would have been better spent elsewhere but I've learnt a lot of things with my Brookfield property. Imo, it has strong growth...

First PM - what to look for, and fees?

I second that. Also, email replies are key for me. When I was searching for a property manager for one of mine in Melbourne, only ONE agency replied to my email requests. After the rest of my research, I decided to go with these guys.

    Verandah Repairs Tax Question

(Apologies if this is in the wrong place) Hi all! I have a quick question about my investment property and a verandah repair that is being made. Any guidance is appreciated :) The front verandah of one of my investment properties has had some tiles break off (probably about 7-10) and I...

    Albury

I second this ^^^^ I'm curious to see what people think of the areas now, as I'm considering going there for a day or two to see if the area is worthwhile for investment.

PM fees 3.3% in Western Sydney?

I'm a little late to the thread, only just saw this now... :P Only interaction I've had with Andrew Merton real estate was when we were looking at purchasing a property from them in 2013. Andrew was there and he told us things I wouldn't expect the agent to tell us. Circumstances around why...

Best thing to add to tenanted home?

Thanks again for all the replies! My Property Manager got back to me and thinks that a split system would go well in my property but it's best to ask a qualified tradesman in this situation, so will most likely go forward with that. Scott No Mates (interesting Username, I'm your mate...

Best thing to add to tenanted home?

Thanks everyone for the epic replies! :) I'm thinking the best time for polishing the floorboards would be inbetween tenancies, so I will probably wait for that (if they ever leave, which I hope they don't!). This won't become a PPOR, it will simply remain an investment property. I do...

Best thing to add to tenanted home?

Hi all! Looking to add some value to our investment property in Quakers Hill, NSW. Looked at a few other threads here, it's awesome to see so many things you can do! A few details about my property: 3 bedroom, 1.5 bathroom, no garage home built in 1989 on a 689m2 battleaxe block. Bathroom...
