Yep. Schofields has certainly gone up a lot recently. I bought a brand new 3/2.5/1 house in January last year for $580K. Now another developer is selling very similar house with even smaller land component than mine for $750K. Absolutely stupid prices.

School Demands
Pretty much these areas will always in big demand regardless of Chinese boom or bust:
- any public school with Opportunity Classes
- top 50 public school without OC
- top non-selective government high schools (has to be ranked top 100 overall in HSC), the following schools are...
Sell all your IPs. Then there will be no tenants that will overuse electricity again! :D
Alternatively, you need to somehow get those $40 per week as a separate cost to supply electricity to students so you can claim tax deduction on it ......
I go to Eastwood regularly and you can see lots of Asian salesman standing next to groceries shops selling OTPs around Australia (mainly apartments). I don't think that is gonna change as it is a Chinese culture to buy houses for wealth and they are all living here.

Hills District is like a car park at peak hours. With all those houses added daily M2 becomes a car park itself.
The kicker will be when NWRL gets commissioned in 2019, and second harbour crossing completes by 2024. It is a long way off but the funding is there.

I have similar thinking as you Cliff, however, I think the whole Sydney will drop, not just the far outwest areas when the IR goes up a lot. Even blue chip suburbs will drop as people pay crazy prices for those suburbs right now.
However North West Rail Link will definitely help the Hills...
Acutally, I have noticed recently even with Townhouse, the strata fees are very high. I really don't know why but they could charge up to $1000 per quarter for something like gardening etc, and it has no lifts or gyms etc.
I think in short future all those BC fees for units and townhouses...
Ouch! This is not such a good news. Could keep Adelaide house prices depressed (or rise very slowly) if unemployment rate keeps going up.

Luckily I sold all mine at $2.30. I did put a trigger to sell the remaining when the price drops to 2.30. My friend said "why sell it now, you should keep it etc etc". Now maybe I will buy it again if it hits $2.
