Inner City Lease Options
Hi Mark
Read your post with interest.
I also work with "lease-to-buy" options.
Am about to embark on the inner city suburbs also.
I have been working the surf coast area to date and now extending to the Bayside and Port Phillip areas.

Hi There
There are a few ways to make a profit.
It really depends on which way the Lease Option agreement is structured.
I don't have 50:50 profit partnerships.
The vendor will usually have a range of $200 - $500 net profit per month per property that is Kataylized...

The loan is never assumed.
I suppose I have used incorrect language when stating the "investor takes over". I can source an investor to purchase the property as per a normal sale (not assuming the loan).
Or I can purchase the property.
I am never the landlord unless I have bought...
Mike's Wrap Explanation

Are you based in Australia or the UK?

Hi Lesley
What a great story!
I was whooping and cheering for you as I read your account.
When I was Lending Manager with a "Big Four" bank I sadly came across others that went down the same track as yourself.

Wrap with a Lease Option
Hi Mike
Can you please explain a Wrap with a Lease Option.
It sounds similar to what I am doing but I believe the strategy I use with Lease Options may well be very different.
I am just learning about wraps myself.
I have seen the term Wrap with a Lease Option...
Re: Lease option
Mike

A caveat is placed on the title deed until the Buyer Tenant exercises their Option to buy or they walk away from the deal - which...

Hi Mike

Lease option
Hi Roger
Feel free to pick my brain.
"How does a caveat work?" -
You go to your solicitor and pay him to place one on the title of the property. In victoria this will cost approx $80. Not sure of the cost in ACT. A caveat means that if the property is sold then you are...
Lease Options
Hi Rogerp
I was interested in your post re: Lease Option arrangement you are considering.
One way to protect your interests is take out a Caveat on the property. The Lease should refer to the Option which gives you exclusive rights to buy the property.
You mentioned that...

Hi Mike
Was interested in your comments about the "Due on Sale" clause which seems to frustrate Wrappers. Like Lesley, I would like to understand this a little more in the Australian context.
Re: Lease Options - the same is not necessarily true in Australia!

Lease Options Information
Just wanted to add that I visited the site www.positivecashflow.com.au and found no information on Lease Options without handing over $400+ dollars.
Is there a section I missed and you could point me too?
Cheers,
Andrew:)
