Thanks Dave! That is another option... I'd tended away from borrowing for a PPOR for tax reasons (not to mention interest), but maybe I need to run the numbers & see where it would place me (compared to, say, paying more for a long settlement).

Not sure if there's a similar thing up North, but here (Lake Macquarie City Council) a DA for a staged development stays live from the first peg in the ground :) Very handy for longer term projects, especially since they keep changing requirements (fire, water etc).
