    Has anyone used propertybuyer?

Exactly, what is the best method for a buyers agent to go about trying to acquire off market property?? What is there besides door knocking and letters? I would think a phone call would be worse because as soon as you drop the word agent you immediately loose any respect from the owner.

    Has anyone used propertybuyer?

We were willing to pay above market value. It just required a buyers agent to help guide the owners that it was financially beneficial for them. Help show them that with the extra money they could upgrade to a much better house etc.... I guess what I was trying to say was to not give up...

    Has anyone used propertybuyer?

We used them to approach certain properties in the north shore area we wanted. They required to pay a retainer upfront which is fine but beyond sending out letters and follow up letter with no result they would sort of give up. Sure it is hard to cold call owners but there was no real...

Wait, Develop or Granny Flat ??

Hi I have gone over your property at Lindsay Street and here are my thoughts. Seeing as you are renting the house out and probably getting around $750 a week rent you should do something as you are currently just relying on capital growth to make a return. A gross return of around 3% wont...

Selling our IP, do we have to pay commision?

No Agency Agreement. No Commission. Simple. Referral fee not necessary unless you are feeling generous.

    Ashfield 2131 = Bubble

@ Jake Ty for reply. The interest is included in the deductions. I didn't classify it as an expense, I will make a point to separate it for future posts. The difference between 10% - 20% deposit is no more than $100 but I will take note to put that in my next analysis. Properties of...

Forgive my calculations there was an error where I had the incomes from two people not from one person. The amount is actually and you are correct: $42,554 pre tax $32,880 Post Tax Negative gearing saving = $9,674

    Ashfield 2131 = Bubble

Following from my last post Lidcome = Bubble the inner city suburb of Ashfield is in a big bubble that can not be sustained. The subject property is 1A Brunswick Parade Ashfield. The property is a 3 bedroom 1 bathroom 1 car house on 408m2 of land. The house presents very nicely and probably...

    Campbelltown

Hi Guys I am looking at investing in Campbelltown in Sydney. I know prices have gone backwards since the GFC but would 3 bed town houses do well in the area priced in low $400's? There are some 3 bed units selling in the same price range but when i look at houses you can buy a run down house...
