    New rental blues....:) Perth/Bedford

Rents have cooled from what I see, lots more properties available. Have a place rented at $725 a week in Scabs, tenant moving out in July, PM has said its taking a lot longer to find tenants in current market and recommends lowering rent to $650 a week for the new lease. Last year when I rented...

    Management Fees - Perth, WA

I was paying 9.3% plus GST on one property. Have negotiated down to 8% plus GST on two properties with Druitt First National. Mind you rents have gone down so make a few dollars in one hand take away a few dollars with the other.

Please check / rate my excel spreadsheet

I don't mind the spreadsheet. I would add something to show expenses to be deducted from column L i.e. cost of property management etc. Not sure why you would want the total sum on column M and N. Cheers Lacasa

    LOC question

Simple question I hope! I have fixed interest, interest only loans with Westpac, I would like to release some equity in the properties in the form of LOC, is there an issue with adding a LOC to current fixed loans to access the equity? or do I have to wait until loans change back to variable...

Subdivision finance and other ROI options

My estimate is based on the current block with on one existing dwelling (my PPOR) valued at approx 550k, once zoning changes I will revalue the house and land. I expect if I go down the subdivision route that the back block will be worth around 225-250k if sold. Good to know that getting finance...

Subdivision finance and other ROI options

Cockburn council in Perth, are in the process of re-zoning Coolbellup, and it looks like my block is going from R20 to R40 :). I built a new house last year on the block, but left enough room for the planned future subdivision, as I was aware the area was probably going to be re-zoned. My...

3 and 5 year fixed rate thread

Thanks for the feedback Marty. Looking for a basic set and forget at the lowest rate for 3 years, after that I will pay the loan out, so hopefully no problems with that once the 3 years fixed term is up. Lacasa

3 and 5 year fixed rate thread

No plans at this stage. I am also in the final stage of building another property with a different lender so no issues with needing equity for now. Do you have any experiences with Ubank?

3 and 5 year fixed rate thread

I'm in the process of refinancing with UBank - 5.13% fixed for 3yrs. This is the lowest rate I have seen for a 3yr fixed loan. Gut feeling is there could be a slight chance of further cuts to fixed rates, so maybe we could see a 4.99-5.03% fixed rate for 3yrs but for me the difference between...

Purchase of Iraqi Dinar - physical currency

I worked for a few years in Iraq back in 2004-07 and the talk at that time was about the future of the new Iraqi Dinar and the possibility of it being a great investment. At that time you could get one million Dinar for around $US700. During the Saddam era the Iraqi Dinar was worth more that...

    3 & 5 year fixed rates thread

Hi All, Vplus.com.au are offering 5.61% fixed for 3 years. This is the lowest I can find currently. And this is before the latest interest rate cuts so they might go lower? Cheers Lacasa

    Modern locking technologies

Quote from wylie Yep those are the ones. What I did in regard of safety is have one or two windows with an internal grills hinged on one side (could also be done externally as well depending on which direction the window opened), then you double padlocked the grill. Key was kept near the...

    Modern locking technologies

When I did security in South America you could buy wrought iron grills, they looked great, very artistic designs which added to the house. Never seen those over here, you would probably need to go to a blacksmith to get anything similar and probable cost an arm and leg. Lacasa
