Recommendations for PM in Chippendale/Redfern/Newtown area?

I'm after a recommendation for a good PM that doesn't charge the earth for a 6 month lease on our property in Sydney City area. We are looking at about $800 per week rent and based on an agency proposal it looked like we're up for about $50 per week in management fees plus a weeks rent to...

Existing tenant, rent increase and new lease

Thank you. The current agent may be a bit difficult now that we've decided to self manage (they were very nice until we decided not to sign up for them to continue managing the property) so I'm not holding my breath with regard to them being pro active with the paperwork. I expect I will have to...

Existing tenant, rent increase and new lease

Yes - both insurance and peace of mind in knowing that we won't have to organise a tenant at short notice if the current tenants decide to end the periodical lease at any time

Existing tenant, rent increase and new lease

I'm in NSW. I did think about that initially but then thought it was a bit unfair for the tenants to not at least have 60 days notice for a rent increase, regardless of whether it's required or not.

Existing tenant, rent increase and new lease

There's only one rent increase. The tenants need 60 days notice which I can't give until settlement.

Existing tenant, rent increase and new lease

Thanks for your replies. I was advised by my conveyancer that I would need to either enter into a new lease with the tenants or give them 90 days notice to vacate. We were keen to offer them a new fixed term lease, from settlement onwards of course, instead of continuing on the current...

Existing tenant, rent increase and new lease

Hi there Just after some confirmation that this is the right procedure. I've just purchased a unit with existing tenants on a lease that has now rolled over to periodical. Although the property is not due to settle until end of July, I've already contacted the tenants and issued a 60 day...

PPOR or IP - Inner city Sydney

Thanks for your replies. We are planning on undertaking improvements for ourselves, not to claim as deductible expenses, and these would be undertaken just prior to us moving in - whether it is first up after settlement or after a year of renting it out. Leasing our purchased apartment out to...

Hi all, I've been a lurker for awhile and have recently joined. Just after a bit of advice regarding a recent purchase of a unit in inner city Sydney. Myself and my partner have just purchased a property for $900k. We are currently renting a unit in the same block and recently signed another...
