    What is a "going concern"

As a tenant negotiating the purchase of real estate to carry on with business, would anyone know if it is possible for me to get a gst exemption on the sale? (The vendor's solicitor apparently thinks not) If not, am I up for gst only on the the value of the building I currently lease or on the...

    Bank Bills?

I may well have this all upside down, asdf, but I am sure I remember an acquaintance funding a farm purchase some years ago via bank bills and telling me I was mad if I didn't avail myself of them if I ever purchased investment property. Then recently whilst doing my homework for this...

    Bank Bills?

I am currently in planning stage with an architect toward development of a double shop front I purchased recently (unencumbered if that is relevant) . We have to decide if and what we put upstairs, as downstairs will be used as my business premises (currently renting down the way). My...

Advice request re new PPoR purchase

As you were, Peter. I understand what 450K limit you are referring to. The tax whack though I am not so sure about, as I was hoping this propery, soon to be properties, being hitherto my PPoR, would be CGT exempt? Thanks again, lazza

Advice request re new PPoR purchase

Thanks for that, Peter, there is obviously much more for me to consider and to learn before acting. I don't quite remember the old 450K limit; if you are still there, would you mind reminding me about it.:o thanks lazza

Advice request re new PPoR purchase

Thanks for all that, Kristine, I appreciate your help and encouragement. I am no spring chicken though only having 15 years or so working life left in me. The proposed move is really a bit of a lifestyle indulgence, but I am thinking it can be positive step toward retireability too if we can...

Advice request re new PPoR purchase

Thanks, asdf, though I think I have now lost you to the cricket. Doesn't sound like you agree but this 20/20 stuff is wearing thin with me already. Just not cricket. How negative do you reckon my cash flow is going to be. Would you be able to quantify it approximately as I was figuring on it...

Advice request re new PPoR purchase

We are currently considering purchasing acres on fringe of town on which to build a new PPoR. We currently live in a home, unencumbered by mortgage, on which we are in process of developing frreestanding garage which currently has 2 bedrooms, bathroom etc upstairs into a 2 bedroom townhouse...

    Advice on land purchase

Thank you, Ozperp, for going to the trouble of this helpful reply - very good of you. All stands to reason too, just that we have fallen for the place a bit but are stretched to make it happen and are clutching at straws I suppose looking for an advantage. The other blocks are still...

    Advice on land purchase

Yes, ozperp, we want to live there. I think they are going to have 6 or 12months settlement during which time the developers have to comply with permits wrt water, roads etc, then we would begin building our PPoR there. Our current one is umencumbered by mortgage if that is of relevance.

    Advice on land purchase

We are very keen to buy one of a development of 9 X 15 -20 acre lots out of town that we know will be coming on the market in a couple of months after completion of Council processes. Being completely naive about these things, we are wondering what the best approach is in order to get in...

I am over auctions in Melbourne!!!!!!

Know exactly how you feel, hotproperty. We went to an auction last weekend in a not so fashionable, further out suburb, desperate to buy as the property was perfect for our business requirements and there ain't many others at all in the area that are even near suitable. The fox there was...

    Making an offer off-market

Hello people, wondering if I could pick your brains about how to best make unsolicited offers ie for properties that are not on the market. I am trying to purchase in a particular locale in order to relocate my business and there are only a handful of suitable prospective properties. I have...
