I suggest you explain the situation to the agency licensee and ask if you can terminate without consequence. They might say no problem as a gesture of goodwill. In NSW another strategy is to threaten Tribunal if the agency has managed your property poorly which will spook any agent. Cheers
Do you know the tenants current contact details, current address and bank account number? If you have those in NSW the Sheriff can collect on your behalf. The cost is over $300 though. Cheers
Always post and keep a copy for you records. The email could go to junk and the tenant might not see it. If a legal dispute arises the tenant would likely win. Cheers
It can be very difficult to make a living with all the associated costs to acquire and sell property (agency fees, legal costs etc) and if the market suddenly goes soft you can be in serious trouble if you can't sell the property for a profit.
This is especially true if you use another...
In NSW the agent would likely be liable for a breach of the property stock and business agents act for not exercising reasonable skill as an agent. Not sure about Perth's laws though. Cheers
Ask your PM if they terminated with a section 89(5).

Have you got experience with renovation? Also if you're planning to flip the property do you have an idea of what the market in the area is looking for?
I don't want to p#ss on your bonfire but it's important you know what you're in for before making such a significant decision. I've seen...
Absolutely. It's much easier to find a new tenant with good marketing. Also the photos are yours FOREVER meaning you only need to get them done once. Cheers
Also I generally recommend people get contents insurance for investment properties, especially for strata units. A burst pipe leaking water leak will is a financial and emotional nightmare for any landlord. Cheers
$12K in damage! I've never experienced anything like that during my years as a PM.
You didn't move to vacate the tenants when you saw the place was trashed on the inspection? In NSW you have the legal right to terminate if you're seriously concerned that serious damaged will occur to the...
If you're not used to keeping ledgers and account definitely use an agent. If your tenant stops paying rent and you don't have the means to prove it at the Tribunal (tenant ledger) it can be a nightmare to legally remove them. Cheers
