    Tenant not paying rent

I am self managing as well...usually when tenants claim to be "cashed up", ask for a copy of their bank statement. Some times work reference or rental reference are not reliable. I had an applicant who told me she works for Google in Macquarie Park. She provided her managers name & mobile...

Final extension quote 55% higher than estimate - help

Ace...are you a builder yourself? If you are...then fair enough. I understand why you get annoyed at people who get many quotes. When I was in sales, I don't like those who listen to my sales pitch but don't buy anything... hehe...:)

Final extension quote 55% higher than estimate - help

1st quote I got is $170,000 from a well known granny flat builders. 2nd quote I got is $155,000 from a Chinese builder. 3nd quote I got is $169,000 from a builder by referrals. If I only obtained 3 quotes, I would have gone with the most expensive one, because they have a good reputation & big...

Proposed New Tenancy Bill in NSW

If a tenant decide to pass their lease onto a friend of family when they vacate, the landlord can not object. What really gets me worried is the section that dictates: Landlords will be required to give 90 days notice for repossession which will not be in general allowed unless landlords:-...

The NSW gov is proposing a new tenancy bill to be put through parliament in June this year. It's entirely written to protect the tenants even if they don't pay rent. Here's a email I got from Property Owner's Association, more detail can be found on their website at: http://www.poansw.com.au/...

    Recommendation for Insurance Lawyer

Yes. That's right. After contacting 4 or 5 insurance brokers only two got back to me with a quote. One is "insanely" expensive, whereas the other is quite reasonable.

    Recommendation for Insurance Lawyer

To help cover the mortgage I'm leasing out the individual rooms. I've told my insurance broker the arrangement and he said that's fine and got me a landlord insurance. I'm a bit iffy about that. Since I don't have a recording of what I told the broker over the phone and there is no questions...

Your feedback on the cost of concrete footpath in Sydney

Andy, You're definitly right... having done a quick search on the internet, recycled concrete only cost $22 per ton and each ton equals approxi. 1,000 kg. I think the builder is putting recycled concrete in the bottom layer and use proper concrete on the surface only. The digging and clearing...
