    Divide and Rule

Aaron, Thanks for your feedback - agree with your comment regarding quality. I estimated 1800 p/sqm to achieve what I thought would be a good product, stone benchtops, timber floors to living areas, heigh ceilings and a good amount of glazing, etc - I've been following your posts regarding...

    Divide and Rule

Looking at Glen Eira to undertake the development. For a 1.2M product I think purchasers in this area are going to look for some land and sub-dividing a corner block to build two smaller units is probably not going to provide that.... even at 800+sqm parcel of land, once you hive off the...

    Divide and Rule

Aaron, Agree 22% is low... but my numbers are conservative and this is a build & hold strategy... as mentioned in an earlier post on this topic, reality is, these units are selling for 1.2M each in the subject area, so estimate end value should be closer to 2.4M, which based 1.8M dev. cost...

    Divide and Rule

G'day, Was wondering what people thought of this as an investment strategy? Two Unit Development in South-East of Melbourne - say 7km from city: 1. Land - say 900k 2. Stamp Duty & Settlement costs - say 45k 3. Build two side-by-side townhouses (i.e. both with street frontage) - say...

1st is always the most difficult

Jsoe, Good luck with your plans; my 2 cents - you may not be able to sell the properties immediately after completing them; furthermore, settlement could be 90+ days... so you are best allowing more time for loan repayments as this can add up very quickly!

Increased Construction Costs = Long Term Capital Growth

Fair point design and construction costs might only make up 50 - 60% of overall development costs; but its still a considerable factor. RH, with regards to Interest Rates, at what level do you think they will really start to cap CG? i.e. another 100 to 150 basis points might be ok for an...

Increased Construction Costs = Long Term Capital Growth

The Victorian Construction Industry has just negotiated a 5% p.a. pay increases for the next 5 years as part of their EBA; i.e. by 2016, what cost $100 in today's dollars will cost in the order of $128. Developers of medium and high density apartments will be forced to increase their sale...
