Melbourne Get Together Tues 9th June Mitcham Hotel

I haven't spoken to Phil, but the next catch up should be the 14th July and I imagine we'll just switch them to Property Chat?

What level of service should I expect from a property manager?

If they're not returning your call, or doing what they should do - why bother paying them anymore? Changing agents isn't a big deal, and fortunately for VIC there isn't really any notice period - usually the new agent is who notifies the old agent. Also, a lot to consider when changing...

    End of an Era

Thank you to everyone that's kept SS running so long! I've been here 10 years, and sad to see it will be closing :(

    Inefficiencies of PMs

No. An owner doesn't need to be proactive, the PM does. That's what we're paid for, and if they can't do it it's time to move on.

    compensation? faulty oven

In Vic cooking services are essential, meaning 24 hours to action - not necessarily fixed, but it needs to be done quickly. 3 weeks is not reasonable, and the tenant has a right to seek compensation. If they still have hotplates, less compensation. If they have nothing, compensation of...

    Inefficiencies of PMs

One word. Lazy. They should do the research for you, and then come to you with their suggestions and reasoning to keep at the same rent/increase.

    Break lease

Do you have a link to the ad? This time of year tends to be a little slower, but if the ad is no good no one is going to bother coming to look.

    Rent increase

Four weeks is awfully close to the end of the lease, they should've been talking to you months ago! If you want a rent increase to coincide with the new lease, they'll be periodic for a month or so. You can do a lease commencing from the day after the current one expires, and build in an...

    Break lease

Chaos, NTV can be served once 14 full days in arrears (15th day). If it remains unpaid 3 business days later (day 18) you can apply to VCAT. Wait for VCAT hearing depends greatly on the area the property is, generally 2 weeks - but have seen 5+ weeks!! It's true that the tenant is liable...

Please recommend a solicitor or lawyer to sell IP in VIC?

I haven't used Pam myself, but did chat with her for a purchase on behalf of a client - She was lovely. I also recommend Dionn, he specialises in property transactions - http://www.dcglawyers.com.au/index.html

    Netflix..what are you watching??

I've been binge watching Netflix since I got it free with Optus too :o Orphan black is awesome, but I watched the first two seasons before it was released in Australia - waiting on the 3rd season. I'm loving the Blacklist and also Orange is the New Black.

    Rent increase

Your PM should be doing this for you, about 3 months or so out. If your insurance doesn't cover periodic leases, I'd strongly suggest shopping around as in Victoria you cannot force a tenant to sign a lease and you can't issue a NTV if they won't.... Well, you can but VCAT won't like that!

    Break lease

If a tenant breaks their lease, and stops paying rent you really do need to take the normal process for insurance purposes. Is it worth considering a reduction in rent to get a tenant, and claiming shortfall, plus break fees from previous tenant? I don't know what your previous tenants are like...

Three month furnished apartment PM fees

I typically see short term rentals being charged far higher management fees to cover the different work involved, and only a small letting fee. I just had a look at NSW laws, as in Vic 3 months can be a residential lease. In NSW it looks like anything over 3 months (unless it's always used as...
