    South Yarra apartments

Old is Good Agree with Cimbom, the size will need to be greater than 50sqm and with parking in order to be a better quality unit and more sought after than the new ones. Also, ready for rent, not something old and daggy that needs a new kitchen, just maybe paint and a tidy up. The old style...

    Tradies Inner South-East Melb

A good PM should have their tradies sorted. Through my PM, I've had a good electrician do the work needed and quickly for a good price, and a handyman has quoted and will do the work soon. I still want the name of a good cabinet maker and plumber in case I need to put in a new kitchen (although...

Sydney - where did you buy recently?

vtt, sounds good to me. That seems a typical yield to start for a good inner city terrace. I wish I could have afforded a terrace that's tenanted and with value add potential later on down the track. Which suburb?

Sydney - where did you buy recently?

Times changes, mostly everything. I was just looking at this previous post of mine. I've come a long way since then with regard to my sydney properties. The pyrmont unit is now worth about $700K and rents for $580pw. The levies are now $1,118 per quarter. The unit has never been vacant, apart...

Any value in upgrading realestate.com.au advertisement?

A PM told me today that I should pay $450 in advertising to ensure my rental gets on and stays on the first 2 pages of Domain/RE.com. However, when first advertised, wouldn't it stay on the first couple of pages for a few days anyway? Then if you wanted to move it back up later can't you just go...

    Regret and Hindsight

Well said Prop, turn your focus to Sydney and get in before the next wave. For quality units in popular Sydney suburbs such as Coogee there is constant pressure on both rents and capital growth meaning there are still increases in an ordinary year. Then as you know, long term hold delivers...

    Cost of Painting

Cameron, I just think all white might make the unit look more modern and brighter. I live in NSW and am not currently in a position where I can go back to Melbourne to paint, good idea though. I have painted my own house (and in antique white), it took me many weeks. It sounds like my quoted...

    Cost of Painting

thanks for your replies - it's a 2 bedder + study, about 84sqm. I wanted to check a quote by the prospective PMs painter which was $3500 + gst for all white and $3000 + gst for antique white colour. Does this sound ok? Also I'm leaning toward all white . What do people think about that option?

    Inner City Melbourne Suburbs

Armadale How does Armadale compare with St Kilda East in terms of price, capital growth prospects and being sought after for rent?

    Inner City Melbourne Suburbs

Which of those suburbs is best for rental demand? Tsea, keep us updated on your purchase. I too hoped to purchase a 2br IP in either Prahran, Elwood or Windsor soon. Being from NSW I am currently doing lots of research before making the trip to Melb. I have spoken to lots of PMs. The feeling I...
