If you could only afford one of these what would you invest in? The granny flat will be in your own back yard. I am just curious as to what you would choose to do and what you would regard as a better first investment.
Granny Flat $90,000
Rent: $250 pw

Why don't you buy a third property that is positively geared or neutral? There are properties out there that will pay for themselves and that is after borrowing 100% minus the deposit. If the loan is IO then you can claim the interest plus lawyer fees etc.
Most suburbs in Canberra are OK. Would you like your kids to go to a catholic school, private, or public? I am a South Canberra fan and can recommend good suburbs down here. Rent is cheaper in Tuggeranong just because of the distance to the CBD. But there are nice suburbs and schools there...
I haven't advertised anywhere yet as I am still new at this, but I do want to mention that allhomes is very popular in the Canberra area. It has listings interstate too. I like to browse on here more than re.com as I find re.com is a slower website. Just my 2 cents worth.
You can't go wrong with a house in Woden. A lot of developers are knocking them down and building duplex's and units on the big blocks (if you'd prefer a unit). Do a search on Mawson. It isn't far to Woden Plaza and Southlands for shopping. And there are still many houses on big blocks so it...
I used to live in Tassie many years ago and managed to get a government house after 2 days of being on the waiting list. I applied because there was a documentary on TV about how Hobart has 100s of empty government houses. I am quite sure Gagebrook was one of those suburbs on that list. I...
After reading the fine print any existing tenant will be handed over to me through my solicitor. I'm happy with that. I just wasn't sure if I had to go knocking on the other PM's door searching for all his details.
As the tenant is happy to stay I thought I would try self managing it and if it gets difficult pass it over to a PM.
Thanks Colin, I will look into that idea of setting up the lease for me.
Hi,
I am buying my first IP with a tenant and am wondering what the process is at settlement. He is renting through another agency that I am buying it through and has a periodic lease. I will be self managing the property. Is the current PM liable to hand over all his details to me at...
Sorry, I was in a rush and got my words mixed up. I meant the equity of my house was being used as a deposit. But the loan itself was separate to my homeloan so I could keep it all separate when I do my taxes and claim the interest.
Twenty years ago when I was young and renting I would consider the cost of the rent first, and then if I liked the place I would rent it. I never looked at a rented place as long term. The cheaper the better, then I could one day have enough to buy my own place. I never considered heating or...
