    Nras #2

Euro you're information is very helpful and always spot on. Belu, they may not be advertising them on realestate.com as they may not have official word on their allocations and they may still be in the application stage. There has been a delay with approvals in Qld but I am not sure if it is...

    Nras

Although I am not an expert on the disposal of properties in the NRAS scheme, the above post shows what I have been able to find out about selling an existing NRAS property. It appears that it is not as restrictive as some people have thought. Once you in the scheme you would probably not want...

If you have a property where market rental would be $400 / week, you would rent it for $320. The $80 / week rent reduction would be $4,160 per year so if you compare this to the annual inventive of $9,140 you would still be coming out way ahead with an NRAS property. If you have multiple...

    Paying with credit card

Owning a property outright with no mortgage may be a good thing but if you take this as a cash advance of a credit card you will pay very high interest on it opposed to much lower home loan interest rates. Is the interest paid on a credit card that you used to purchase an investment property...

    Paying with credit card

If you purchase a property with a bank cheque its a done deal but with a credit card you can dispute the transaction for quite a few years after that. I don't know what the legal implications of that would be since you would be the legal owner of the property but could still put in a dispute on...

High LVR's and 2nd tier lenders?

You need to contact your local RAMS franchise as they no longer deal directly with Brokers. I'm in Qld but if you have any questions I would be happy to help you. In regards to RHG they have not changed their ERF's as of yet. I would imagine that they are in no hurry to either.

Where to buy next Investment property?

Hi Suraj I was listening to a financial adviser who specialises in property for wealth creation speak yesterday and he seemed quite certain that Brisbane was going to boom in the short term future. If you are looking at a long term investment it may be worth looking into the NRAS scheme...
