    Tenancy prior to settlement

Hi I am in the process of purchasing a property and the finance has just been approved. The sales agent advised that there is a periodic lease currently in place. She told me that I would only have to give 30 days notice if I do not want the tenants to stay in there. The tenants want to...

Kitchen reno - First timer here, any advice?

Stratco?? Hi I am just wondering if anyone had ordered Stratco cabinets for their kitchen before? They seem really really cheap. The work out like 1/3 of the price of IKEA an Bunnings. Are they any good?

    Misrepresentation? Help..

Hi paulie, Thanks for your advice. I did buy it through the real estate agent but I asked the seller the question directly as all of us were at the same place (trust me, it was a very awkward and stressful situation!). However, the real estate agent never gave me any joint form or what so...

Kitchen reno - First timer here, any advice?

My tiler did that for me as he has done it quite a few times before. It took him 10 min to knock down the wall panel, and about 3 hours for the column. It was very easy apparently. He only charged me $150 for doing that and I am making him to patch the hole on the ceiling later, for free of coz.

Kitchen reno - First timer here, any advice?

Cheers mate. I will look into the tax standards and see if there is anything I can get from it. But I doubt there would be much i can get as the carpets were very very old and yeah it's not generating income yet.

Kitchen reno - First timer here, any advice?

I really wouldn't trust a word that builder (ex owner) told me. I am pretty sure he is not qualified. But he is just dodgy (long story). I do think the tiler knew what he was talking about and has past experience on that. He also took me to the roof and explained to me all those. That's why...

Kitchen reno - First timer here, any advice?

Thank you so much for the rental data. It's really useful. Do you get them from Rpdata? But yeah, i have noted an increase in the advertising price for the rental in that suburb. Right at this moment, there are only 3 other properties listing and I am quite confident my house will look a lot...

Kitchen reno - First timer here, any advice?

The previous owner left some new timber doors at the shed, so I am going to replace the old doors with those and then paint them in gloss white plus some handles. A new benchtop (either granite/engineering stone) will be installed too.

Kitchen reno - First timer here, any advice?

It really does looks so different from what it was before. I am lucky that my tiler was curious about it and he went up to the roof without me asking for it. Then told me it's not structural. Shame of the previous owner who even claimed himself as a builder and said it's structural. There are so...

Kitchen reno - First timer here, any advice?

My tiler has helped me checking the roof and found the column is not structural, so I have decided to go ahead to remove the walls. Now after 3 days of work, old tiles and carpets are gone, wall is gone, cupboards over the bench top is gone, wood heater is gone, and new tiles are laid! :D...

    British Paints one coat?

The exisitng wall colour is white and blue..it should be much problem to cover the white walls, but i am not sure about the blue walls. The bunnings guy said it would have no problem to cover it. At bunnings: Dulux 10L once coat ceiling $150.5 British Paints 10L one coat ceiling $120 ($30...

    British Paints one coat?

Hi, I just went to bunnings and attended the painting workshop. The guy from bunnings kept recommending me to use British Paints One Coat for the walls and ceiling. He said they are a lot cheaper than Dulux and Taubman and all you need is just one coat of paint and no more, which would save a...

    Misrepresentation? Help..

No, it was only a verbal question. At that time, there were me, the sellers and the real estate agent..but I highly like think the real estate agent would say otherwise.. I was using a settlement agent, but she doesn't really think I would stand a chance.. Plus I did have a building...
