Where to buy in Melbourne Thread.

Exactly. I've been pre-warning every single real estate agent I've been involved with recently. At the start I was wary to **** them off, but I'm only looking for IP's atm, something I don't desperately need, just in for a decent deal, I don't care if I **** them off. I've basically forwarded...

    2.7m or 3m high ceilings??

It's about somewhere half way between 10-40k. Carpenters will charge you a bit more for knocking together, it will cost about 15% more in material as they are cutting 3m/6m studs, main cost is probably plastering, it's an extra ripped sheet and an extra sheet join to stop up., so you are...

    Budget Kitchen

Use laminate paint, specifically designed to stick to cupboard doors etc. Why hire someone to remove the tiles? It's a bugger of a job, yes, but anyone can do it, I'd be doing that yourself and getting a plumber to change your taps etc personally. Go down to bunnings and buy a bolster.

    Adding value to PPor

If you are doing an extension you will need to pay a little bit more than $600.... Draftsman fees, site survey, geo tech soil report, building permit etc. Admin should gobble up close to $10k pretty quickly for most extensions.

    Bathroom renovation planning

Like I said, the walls adjoining that bathroom won't be load bearing, unless the truss maker was smoking bongs and wanted to makeup a span of about 1m, like you said, the few trusses that are load bearing are in hallways, ie as close to the middle of the house as possible, not a bathroom running...

Building large home versus townhouses to sell for profit

Exactly, you are paying GST on the new townhouses vs tax free if you intend on living in the single one for the required time.

    Bathroom renovation planning

Very rarely on most single span residential roofs and certainly not on a bathroom wall adjoining the load bearing outside wall of a house.

    Bathroom renovation planning

All your internal walls aren't load bearring, you have a trussed roof, just don't touch your external walls without seeking advice from a local builder

    Renovation costs estimate

300-400 is on the extreme case. You could build that house from scratch for 300. I did one similar but a weatherboard 6 months ago for 130k

    Indonesian property law.

Wondering if those legal types on here, know of anyone with experience in Indonesian property law and consultation? Preferably in Melbourne, but pretty much happy with someone based in Australia. I guess the same applies with some accountants, anyone know of anyone dealing with some client...

    Melbourne Solicitor

Hi, Wondering if anyone would recommend a reasonably priced, good property solicitor in Melbourne for basic contract revisions etc, or a good conveyancer that does the same, with good past dealings?

    Renovating a house

You see this is where people differ. Generally on my Reno's I almost always replace the kitchens completely, for that example above i MIGHT replace the doors if I was working with skinny margins. I think the general effect you portray with the house with a brand new kitchen and appliances...

    Engineered Floor

Floating floor is rubbish for anything but a quick cheap fix up imo, and most buyers with a decent eye for taste can see straight through it. Engineered flooring as you mentioned is a 12mm ply with usually a 3mm veneer on top, its glued and shot down in the same way as a traditional timber...

    Removing tiles from wooden floorboards

Rofl, not for a whole house I would of thought......... Basically these are your answers; If you want a floating floor, go over the existing tiles. If you want a solid timber, polished floor, rip the tiles up. To rip tiles up on a full house, you usually use a Jack Hammer with a...
