    Steve Mcknight talks

Seems a bit unreasonable to charge different prices for people that sign up later.

    What's your situation?

With this last rate cut I will be on a lower rate than when I took with my 2 IP loans. As above I will also be looking to fix at the bottom of the cycle. George

    Investment Help - Starting young

tbinvestor, I'm 25 years old and still live at home with my parents and don't pay board . I always find it amusing and sometimes annoying when people get irritated at the fact that I get to live at home rent free when they pay board or left home when they were young and had to do it...

What Property Investing Software do you use to record Expenses & Income?

When I bought Property Manager Pro online, the CD I was sent contained a demo version. I had to call the company to resend me the full version. I'l try to find it if I can. George

Height of lunacy or just a funny read..?

What happens when the cost of milk, bread, meat etc.goes up because of higher petrol prices or drought? People complain and get upset and then we move on. We don't really have a choice as the large supplying companies are just raising prices to account for more expenses. Rental properties...

Is there much left in "ADELAIDE MARKET" ???

As mentioned before, the growth will start to slow down but if your looking at a period over 10 years there's not much to worry about if you buy the right property. A report recently said the government has a target population of 2 million for the state by 2050. Experts believe we will need...

Pre handover inspection checklist for 2 houses

Try to get someone else to go with you who has some idea of how things should be. Two people will mean you will be able to take a bit more time to notice things that you might not if you were on your own. A friend of mine recently finished building and had the builders come back 6 times to...

Time to negotiate with your bank?

There is no harm in trying. I went to see the bank yesterday just to see what they thought of my current loan situation. I have 2 loans with Colonial which is part of CBA and I'm getting a 0.5% discount on loan 1 and 0.6% on loan 2. He suggested I try and get them to give me the 0.6% discount on...

    Consumer confidence crashes?

Possibly 1 more rate rise to come before the Federal budget. I think the RBA will wait to see what the outcome of that will be.

    Consolidating IP loans. Good idea?

Just wondering if you have 2 IP loans, would there be an advantage in making them into 1 larger loan to possibly save on interest payments. I'm aware there would be problems when tax time comes round as you would have to proportion the interest payments for the respective IP's.

Tennants can't leave when lease ends. What do I do?

I don't think I'm being too soft. It's just that i was planning on them being out on the 5th so I could do a 2 week reno and have it done by the middlish of March. Now even if I evict them it will take 2 weeks which will eat up the reno time and I'm busy till April as I've got other things to...

Tennants can't leave when lease ends. What do I do?

If I really needed to get them out it could be done. It's just very hard to believe they have been looking for another place when their property manager hasn't been contacted to give any references.

Tennants can't leave when lease ends. What do I do?

I have just been informed by my property manager that the tennants in my IP will not be able to move out on the 5th of March when their lease is up because they can't find another place to stay. They were informed in December last year that I would not be renewing their lease. The lease...

Question on claiming expenses for reno's

Just a question regarding doing some reno's and claiming expenses on tax. I'll be doing some reno's to my IP in the next few weeks and a family friend has offered to help with painting, tiling, plumbing etc. The problem is he is not qualified. Just a really good home handyman. If I pay him...
