Nambour - What would you pay?

Numbers do look good, are you familiar with the area? I grew up on the sunshine coast and Nambour has always been a low socioeconomic area and IMO I think it will always stay like that. The rental yields in the area are usually very good but for CG potential id stay away. All depends on what you...

    Queensland FHOG

Hi all, I've had a few different people tell me about the first home owners grant in qld. From my understanding there is a 15k grant for first home owners buying a new property but nothing for an established propety. I have spoken to a mortgage broker down here Victoria and she seems to think...

    Buying on Sunshine Coast?

I agree. Very hard market to judge but a lot of development going on at the moment and still believe the future is bright for the sunny coast.... Good luck!

    First IP

Thanks everyone for your replies, I took everyone's advice and stood my ground. There's an open house at the property tomorrow so hopefully this QLD weather scares everyone off and they might come down to my offer next week, fingers crossed! Thanks again, Mscholard

    First IP

I have just submitted an offer on my first IP and after few days of going back and forth with offers with the agent I think we have come to a stand off. Where we are now 10k away from each other. At the moment I'm in no position (financially) to offer any more, are there any tips or...

    Redcliffe train line

Hi angel, Yeah Redcliffe the suburb, it is relatively close to the hospital and 2km (15min walk ) to the train station. I've seen your name pop up quite a few times when I've been reading posts on the Redcliffe peninsula, have you purchased in the area? Are you as bullish as I am with the...

    Redcliffe train line

I'm looking at a couple of properties in the Redcliffe area for my first IP and am wondering what people's opnions are on the affect on property prices around where the train line is. I've found a property around 2.1km from the kippa ring station in Redcliffe, is that close enough to have an...

    Getting Started - QLD

A lot of positive things coming out of the Redcliffe area. I like the look of surrounding suburbs - Margate/woodypoint/ Scarborough etc. Will the railway link have an affect on the value of these suburbs? And with a 350k budget are these suburbs I can afford to buy in? Thankyou in advance, Mitch

interest only or principal and interest ?

The usual commission rate for REA is 5% on first $18,000 and 2.5% on the remainder. Using those rates and looking at 350k purchase price you would be paying $9,200 in commission. Hope this helps . Mitch

    Getting Started - QLD

By the sounds of things there is a bit going on in the Redcliffe area, I'd be interested in finding out your opinion on what your expecting the growth of the area to be like compared to the sunshine coast in the coming years. Cheers, Mitch

    Getting Started - QLD

We are looking to hold the IP long term (10+ years). In your opinion would we still be better off borrowing at 80% as we would be paying interest on a lower amount or at 90% for the reasons you stated previously? Thanks,

    Getting Started - QLD

My partner and I are hoping to start investing in property. We are looking to buy in South East Queensland and to spend approx 350k with about 80k for a deposit. We have heard Redcliffe is a good area to buy as there is talk a new railway line will be built for better access to Brisbane. At...
