That's the thing they don't make a profit, that's why it is difficult to source suitable development sites when you have buyers prepared to pay silly prices. Just walk and find something prior to auction if you can. MTR:)

OMG, things that bad. Hell of a discount. Good time to buy/upgrade - primary residence, if buying and selling in the same market then I guess it wont matter too much.

Someone posted that NZ tried to tighten lending in an effort to slow down their booming property market but this was not successful, perhaps same scenario for us? Will rising unemployment stop this boom? Will the debt trap stop the boom, where nothing is making any sense anymore...

$15k for Cadox, but that was 3/4, they do the lot drawings, planning/permits, meeting with council etc, but should be cheaper for 2. I recommend you phone them as this guy works in this area and I believe good relationship/negotiate with Council. Re agents have also recommended this group...

I guess my point was not really about comparing which is a better strategy, all to their own, one shoe does not fit all. Today's figures/end values are just what they are, on completion they may end up higher or lower? Skinny profits on a development will only hurt more if the market goes...
