Those ones you mention selling for $2.5 mil within 1km would not have been land value only tear downs though, my guess is they would have been new houses?

Had yum cha at the kingsway in Glen Waverley today and walking back to the carpark saw a crowd of people down a street looked like an auction.
It was..... 50 Montclair street an old brick house on 810sqm zoned commercial or whatever for building whatever you want really...
My thoughts ate that if you look along the train line between Lota and Cleveland there are good schools, services, the bay and affordable property with good yields. I am biased, I spent the first 18 years of my life in the Redlands, so am partial to everything it offers families.
What isn't different this time and never will be is that people need and want shelter.
The value we put on a shelter in $$$ terms will forever be at the mercy of more factors at any different point in time than one can ever put into a simple formula....although in hindsight it "always" seems...
