    Darwin 1st Quarter

Today I went to a Valuer presentation on the real estate market in the Northern Territory here are some notes: The first quarter of 2013 has seen a decline in the number of sales of houses and units but a strong increase in the value of properties. Over 12 months the greater Darwin region...

    Darwin property, to late?

Darwin IP It would depend on your time frame I guess. There are a lot of 1 & 2 bedroom units under construction in the CBD. We will soon see if the off the plan buyers have made a profit. Personally both Darwin and Gladstone have been good to us. I think capital growth will kick in in Darwin...

    Darwin property

Darwin values As to whether Inpex will up the market, I think it is safe to say the current projects in the Territory are bring property values back to were they were a few years ago. Also capital growth does show through in certain locations above average. Inpex or a combination or a few...

    Darwin property

I think the answer might depend on how long you want to be a part of the Darwin Property market. Today I was offered a one bedroom unit for $500k with a $850 p/w three year lease off the plan. The area has had 25% capital growth over last three years.

    Darwin?

Truth in advertising... I was reading my NT News last Saturday and I saw a deal that looked pretty good. A two Bedroom unit in Parap, Darwin from $565,000 on lease for $900 per week for three years. Set and forget investing with a good return, so I rung the agent and was told to come on round...

    Darwin?

I think property does double in price Hmm, I think the fact that prices went from $100k to $500k in 20 years shows that Darwin works the same as any other property market. Property doubles in price over time. If you are a long term investor you are going to win. So just like any other city...

    Darwin?

2 out of 7 have rented Since yesterday I learnt that two of the seven vacant units in our Gladstone block have rented for $100 p/w less than they were so we will hold at that price a bit longer. Regards Nick

    Darwin?

We have three IP's in Darwin and have been waiting a while for the pulse to begin flowing again. The longest hold we have is 20 years cost $89k value today $500k (very JS). Attended a talk by a valuer last week and his points included: New stock (units) are smaller than last year. 3 bedroom...

Recommended PM Questions - some advice

Another question might be what is the ratio of staff to properties? Try asking that one in Gladstone and you get knocked off your chair.

    Independant Property Seminars

Hello Jackbak, Is a mortgage broker independent? If so I run seminars in Darwin on a regular basis and can do one over web conferencing if so desired. I know that some of the claims made at property seminars are some what ridiculous and I am always annoyed when they rush so fast that questions...

    Swimming Pool

Our saltwater fiberglass pool has developed rust marks on the floor, some of which may be hair clips. I am not looking forward to having the pool re gelcoated at some time in the future. Nick

sell or rent out need help

Gee, sounds like you are having a tough time of it and I would recommend seeking financial advice from an agency in Perth. But here is my spin, don't move until you can fix the place up and then rent it out. Try to avoid selling at a loss. Try to avoid selling altogether. I know there is...
