Is there an EBM rep on here?

 Hmmmm not sure if you've read the context of the thread Cadence (or work for EBM lol), but that comment doesn't go down to well in my book. Save 16.66% and have $20 donated to a kids hospital or save 20% and the kids get nothing  I'm all for saving where possible, but that is...

Can you borrow the buyers agent fee?

Thanks Peter. That makes a lot of sense and would be where I have my wires crossed.

    Non Exclusive/Multi Agent Success?

Thanks Big will. Sorry my fault for not clarifying. The reason I am not marketing with the tenants in there is that the place looks like a dump and is desperate need of a repaint, touch up and proper styling. Selling off market would basically save us between $15-20K, once all marketing fees...

Can you borrow the buyers agent fee?

Hi, Just read the thread re Buyers Agents fees being added back to the cost base for tax purposes, which got me thinking. Does that mean lenders will fund buyers agents fees as part of the overall loan, like stamp duty, LMI and legals fees etc, or do the buyers agents fees have to come off...

    Non Exclusive/Multi Agent Success?

Hi All, Curious if anyone here has ever used or asked for a non exclusive agreement (multiple agent) when selling a property? If so what are the pros and cons? I'm selling one of my investments as I feel it has performed very well, but moving forward feel the opportunity cost of the...

What makes a good mortgage broker?

Thanks everyone, great info. I have forwarded the thread link. P.s. Did anyone have an opinion on the conversion rate debate? Whats the industry average for independent brokers?

What makes a good mortgage broker?

Hi All, A good friend of mine is thinking about packing in his job at one of the big four and setting up his own independent mortgage brokerage. As a friend who just happens to work in property and also be an investor (presumably his ideal client) he asked me the question, what do I think...

    UK Broker Needed

Hi all, I know there are heaps of great aussie brokers here, but can anyone recommend a really good broker based or at least servicing the UK? Thanks Noodle

Low Doc Valuations & Turnaround time

The turnaround time. The valuation shouldn't be an issue apparently, especially given the large deposit.

Low Doc Valuations & Turnaround time

Thanks Shahin. Val was ordered today I believe so he has hope. His broker seemed a little negative on the prospects which spooked him, which is why I'm asking people in the know. Maybe he needs to switch brokers, although probably too late now.

Low Doc Valuations & Turnaround time

Access to the property isn't an issue as the agent is flexible and the property vacant. The turnaround time then I guess is at the valuers end. Is it common to be able to get a valuer in at short notice bearing in mind the auction is on Saturday? What is everyones experience with valuer...

Low Doc Valuations & Turnaround time

Hi All, One of my migration clients is looking at buying a property at auction this weekend but is having a few issues with his broker re getting unconditional approval. The client does have a low doc pre approval (for what thats worth) and a 50% deposit, but the broker is insisting that...

Any Questions for a Buyers Agent

If only it were that simple. Unfortunately this subject has been debated to death over the years and is reflected in the large proportion of renters to homeowners. What is consistent is the under performance of Auburn relative to neighbouring suburbs over the past couple of decades and a...

Any Questions for a Buyers Agent

This is why I asked the question. Because of the predominant religion in Auburn, which massively restricts the borrowing of money, making yields artificially high and capital growth below trend of neighbouring suburbs such as Lidcombe and Parramatta etc. As a buyers agent, you are entrusted...
