That we do and we have enjoyed many a picnic lunch there over the last year or so.

    NRAS dead?

Since moving to Dubbo, we have no non-deductible debt and the government pays almost all my rent. Living the dream!(well except for the Dubbo part of course hehehe)

    NRAS dead?

Generally we are very happy with our purchases. We have purchased in what we believe to be growth areas but the NRAS has ensured that we are not reliant on growth for our 10 year financial plan to work out. If all goes well and we see conservative rental increases in line with inflation we...

    NRAS dead?

They have been delayed. Mine for the 2013/2014 financial year have just arrived. The audit process should be all finished now though, so therefore next financial year there shouldn't be any delay.(of course time will tell though)

Gladstone QLD - How is it Going????

    Second hand NRAS property

My financial plan has my wife and I paying off our total portfolio of 6 properties and being debt free in 10-12 years. We plan to retire and live on the rent after that. Net after tax income in today's dollars should be around $75k pa. So no real exit plan barring some sort of catastrophe...

    Second hand NRAS property

Sorry for not being clearer. I meant the CF from the Gladstone property alone is positive $13k pa. The Townsville property is positive about $16k pa. I also have a Toowoomba NRAS property I didn't mention previously as it is single occupancy and I was responding to the questions about...

    Second hand NRAS property

I have 2 dual occupancy NRAS properties, both sourced through Euro73. 1 in Townsville.....valuation came in $9k short on a $530k property. That's well within acceptable limits to me. Property was tenanted from day 1 and has been a dream come true. 1 in Gladstone..........bank valuation...

    NRAS dead?

Well it is remarkably common to dismiss something as garbage if you don't understand it or it is something you personally don't like regardless of its merits. I'm not sure I'd call it good sense though.

    NRAS dead?

What I meant is that NRAS will not suit everyone's strategy, not that there are specific investors unsuited to having NRAS properties. Eg: Buying NRAS properties is not the best use of capital if one is employing any of the following strategies; reno to improve and refinance to access...

    NRAS dead?

Thanks for the kind words. I have thought about the exit strategy but have not made up my mind as yet. Two options.... 1: Keep them as regular rental properties. 2: Sell down entire portfolio over a few years once retired(to reduce tax) and put all proceeds into dividend paying stock...

    NRAS dead?

I am not selling stock and have no ties to developers. I love NRAS, fits me and my strategy like a dream. All my properties valued fine, are in areas I believe are set for growth and because of NRAS are each between 7K and 20K positive cash flow a year. The added cash flow of my 5...
