    PM Responsibility for GF's

PM works as an agent for the Landlord and as such does not accept responsibility for the legalities of the property. They do however have a duty of care not to rent premises that are obviously a safety risk. If the granny flat is rented illegally guess who the council are going to fine? A. PS I...

Garages Converted into Bedrooms - and Granny Flats

Wish the same rules applied to Queensland. Our planning laws are Draconian. 18 months and counting to try and get a granny flat approved. And Yes to the question - Can the Council order you to tear it down... A.

Can you get a renovation project manager?

Vortiflect you are correct. I just spoke to the QLD BSA and they have confirmed your advice, verbally - it's all in the wording. Also note that the owner only needs a owners/builders license if the work is $11,000 or greater.

Does a deck require engineer approval?

Council engineer should review the plans and if he/she has an issue they will get back to you. Unless it is something very unusual the architect should have drawn up the plans based on recommended loadings. Cheers, A.

    Fan or Aircon?

$650 for 2 fans seems a bit dear. Normally $240 each including supply. Fans are low maintenance and so are quality A/C units. Problem is most investors buy cheap A/C's and they don't last. Other issue I've found is tenants don't seem to be able to change batteries in remotes and damage/lose...

How much value will a re-paint add?

Most banks wouldn't care what the house looks like (other than falling down) valuations are done on paper not by inspections from my experience. A.

    Break Lease - Victoria

Not speaking specifically from a VIC point of view your options are; a) Landlords insurance for the loss of rent above and beyond what the bond won't cover. b) VCAT lodgement if bond return is disputed c) VCAT lodgement if you want to pursue the tenant for loss of rent, advertising expenses...

Rats or flies? Seriously thou Wylie is correct, it happens, not much you can do other than to knock holes in the wall until you find the carcass - not a good option. Could be worse - could be a possum!

    Break Lease issue

Just to clarify the Lease was from the 1st June until the 29th of November or thereabouts? As I read it you just informed the tenant the lease would not be renewed? If that's the case then they are not entitled to an early termination without compensation. and as to "we can't expect her to pay...

    Bathroom reno questions

In answer to parts of your questions, Yes the quote seems accurate. I would however give very serious consideration to changing the floor tiles, they really date the bathroom. Go for large tiles up to ceiling if possible. Use the same white/off white tiles throughout. If the budget permits use...
