    Loan structure

I was just interested to hear how others have their loans set-up. I spoke to a mortgage broker but they presented me with a whole range of options rather than guiding me down the path of one specific method.

    Loan structure

Hi, I'm about to purchase my first investment property and was wondering whether someone can tell me what the best way to structure my loan would be. I have an existing standard loan on my PPOR, but am open to the idea of restructuring that to assist with my investments. Someone mentioned...

    How does equity work?

Probably a simple question about how equity works: Lets say: I have $250k equity in my current home. I purchase an investment property for $230k using $50k equity from my home. Does that mean that I have “borrowed” another $50k; hence, I will need to make additional mortgage repayments...

    New property is better

Yes it does Rick. But if I keep eating away at the LOC, eventually there won't be enough. So what your saying, is that I need to be able to fund the difference between the rent and the loan repayments for all 10 properties until such a time that the rent matches (or betters) the loan repayments.

    New property is better

I'm still very new to all this so please forgive me for being a pest. Let's say I need to contribute $150 per week out of my own pocket (negative gear) to meet the interest only payments for my first investment. Then the second IP I purchase requires $160 per week out of my own pocket. That...

    Financing my investments

Hi, I’m relatively new to the PI scene. I’m getting very close to purchasing my first investment, however, I’m yet to decide on how I will finance it. Can anyone give me some advise on how I should go about it. I have a decent amount of equity in my personal home that I had intended on...

    New property is better

Hi Rick, I edited my previous message but it must have been after you read it. There was one last thing I am unsure about. To purchase my first investment property, I will use the equity in my current home. To purchase the second IP, say in a years time, do I use the equity from the first...

    New property is better

Thanks Rick. So, do you use the same property manager for all your properties? Also, do you go through the one lender with all ur properties? And how do you determine where to buy property interstate? One last question: To purchase my first investment property, I will use the equity in my...

    New property is better

Thanks Rick. That’s awesome! When you say “with a 30% or greater land component”, does that mean for example, if the land size is 300m2, the townhouse/villa occupies at least 90m2? A couple of other questions: 1. Did you ever build yourself, or did you buy off the plan? 2. Did you find you...

    New property is better

Thanks all for your posts. Rick, In answering your questions, ideally, I’d like to be able to semi-retire by the time I’m 45 and spend quality time with my family (I’m 29 now) – still maintaining a decent income stream to enjoy life. I would also like to pay off my existing mortgage as...

    New property is better

Hi, I’m very new to PI. I have heard from friends that it is better to invest in new homes because you can claim depreciation - would you agree? How old must a home be to be able to claim depreciation? I have also heard that it is best not to sell investment properties, rather use the equity...
