    big banks 85 no LMI?

Well I'm on the registry with Engineers Australia but have to pay the annual fee to be a chartered. Starting to doubt whether its worth it. Especially when always calculating around the magical 80% figure.

    big banks 85 no LMI?

I'm with Westpac and waiting on evals on my portfolio to hopefully release equity and go shopping :) Im currently on 72% LVR on approx $1.8m but have been using 80% LVR in my calcs. Interested in going to 90% LVR if it means I can skip on LMI. What boxes do I need to tick? I'm a systems...

My Story 10+ Properties by 30 yo

Great read Michael thanks for sharing. You show how far dedication and enthusiasm can get you at such an early age. I remember having that same fire burn strong. Wife, kid and another on the way suffocated that fire down to a candle but it is still lit. I managed four properties by 28...

What does it really take to earn $100k PA Passive Income

That's right. Our first child was born mid this year and that has got me second guessing our next purchase.

    Badly Timed Mortgagee Auction

I will be going for it. Was always taking LMI for this one. Though have any others had experience with making offers before auctions?

    Badly Timed Mortgagee Auction

I am not an aggressive accumulator of IPs. Coming in at under 80% LVR per purchase was simply a restriction. In this case though....

    Badly Timed Mortgagee Auction

Hi All, I went ahead a few weeks ago and signed the contracts on property 4. Settlement is towards the end of August and I was able to purchase at under 80% LVR. Now queue the spanner. A property next door to my first IP is now on the market. The property will undergo a mortgagee auction...

2 Caveats on Property I just signed contract of sale

Thanks Terry, What if they do release the 10% deposit to the seller before settlement? I will contact my solicitor and ask if I can pay the 10% deposit subject to it not being release before settlement? Can I do that?

2 Caveats on Property I just signed contract of sale

Well I happened to speak with my broker before calling my solicitor, who in the end, already knew about the two caveats. I'm a little lost when it comes to caveats. I understand that I should lodge one against the property. Especially before I hand over 10%. This is my fourth property...

2 Caveats on Property I just signed contract of sale

Hi All, I signed a contract of sale on a property subject to finance. I popped a $1000 deposit. I was then informed by my broker that there are two caveats on the property which will need to be removed before settlement which is in 4 months. The caveats are with Legal Aid and Melbourne...

    Starting Out

How old is the unit/house? If you are thinking of moving out in 2 years and rent out, the newer the better. Get a depreication schedule done and enjoy a nice paper write off :)

Landlord Building Insurance or Home Insurance?

Akamai One of my IPs was insured with AAMI landlord insurance which is basically building only. Don't let the landlord title fool you, you will need to add tenant protection on top if you want malicious damage and loss of rent cover. Found out the ard way. I'm with GIO now :).

    purchasing display homes

Display I'm holding my second display. Only Westpac will look at a display. The other three wont even look at it. Even though I was under 80% lvr. The lease back cannot be over 2 years though with westpac
