End of financial year tax time!

Thanks guys for the reply I guess it's no point in settling just before tax time. If you don't claim now then you miss out it wouldn't be too much..

End of financial year tax time!

thanks for the reply. So would there be other tax benefits of having the settlement date at 25/6/15? Is it possible to claim the full amount of buyers agent fee of $15,000? Or is this only claimed when selling the property?

End of financial year tax time!

Hi guys, I just recently purchased a property and the settlement date is on 14/7/15. Would it be better to have the settlement date before end of financial year (30/6/15)? Would there be any tax benefits if say the settlement date was moved to 25/6/15??? Would appreciate your advice...

    Does land size matter?

40sqm of landscaping to the side of the house which is about 1m u were spot on with that one! There's nothing much you can do with that space just a pathway where u can exit the courtyard. The middle townhouse doesn't have it but at least it has more security. All three townhouses are the same...

    Does land size matter?

Thanks for the reply. I guess land value depends on the location and size. So if the property was in highgate or mount Lawley how much you reckon an extra 40 sqm of court yard space add to the value of the property ??

    Does land size matter?

But the building size is the same (living area). It is only the courtyard that is 40sqm smaller. However, it doesn't appear smaller because the other two townhouses have a narrow walkpath to the side as a another entrance connecting to the courtyard so it is kind of a wasted space. Based on...

    Does land size matter?

The two townhouses do not have windows to the side but I see that they do have less common walls.

    Does land size matter?

Thanks that's what I thought especially when the building area is of the same size. I just thought some people placed an emphasis on area per square metre with price.

    Does land size matter?

Hi guys, Just wondering if 40 square metres of land will make a huge difference in price of a property. There are three townhouses lined up - two have a land area of 225 square metres and the middle one is 185 square metres. All three have common walls. I was wondering if all three townhouses...

    Melbourne vs Perth

Haha that's funny. I guess what you are trying to say is Australian real estate is over priced and too risky to invest at current prices?? If that is the case, what if u are wrong? If a crash were to happen then many Australians here are screwed big time...

    Melbourne vs Perth

Not only this I forgot to mention the income in Perth is higher than Melbourne. So you could say it's reasonable for house prices to be on par with Melbourne. HOWEVER, because I am looking for houses in both Melbourne and Perth. It is in my opinion that Perth is relatively cheaper than...

    Melbourne vs Perth

Are you sure about that? Perth is the fastest growing city in Australia. We just hit 2 million people recently. This is less than half the population of Melbourne. However, we are growing at a faster rate. I know property price doesn't correlate with just population. But Perth is a very nice...
