Build cost per townhouse: $272k (approx. 160sqm @ $1700 per sqm - mid level finish incl all professional...

quick calcs suggest both options are in the same ballpark....

sell price: 1300k @ $650k each
net: 800k
profit: 800k - 400k (loan) = 400k
vs insurance payout + sell land
insurance payout: $300k
land sale: $500k
total...
