    I'm looking for a honest inspection company/individual who are/is thorough in their inspection. The property is brand new. Please, can members help me out and provide some reference. I'm in Sydney so have to totally rely on the inspection report.

    Sorry my bad, they were 3 bed not 2 but still 860K + actuals etc., bit too much. But then again, the Dyldam guys at Baulkham Hill are selling 3 BR in similar range. There is no way this investment will be CF positive and CG doesn't seem to happen in next few years at these prices.

    the strata costs would be high too due to the size of the entire block and competition as well since not all 600 odd apartments are going to be owner occupied.

    Yes, I see lot of them selling above 600K but I wonder, in year or two when these are all ready, will there be renters willing to pay 600 to 750 a week for one bedder? If they can afford that, they can afford to buy a second hand house or apartment in nearby suburbs, better than paying rent.

    Very good suggestion, I shall do some number crunching and see how it stack up without NRAS incentive. I do realise there are certain components to whole NRAS property investment process that are not in our control and there are stages where investors can/do get hit by premium and what not...

    True, however the ones which were passed in phase 4 are still in progress and absolute deadline is 30th June 2016 to activate them, I believe.
