    seaford vic gaining?

Hey, Ive just had a valuation, non beach side, near Belvedere for 400k to 420k. Not bad. I think its starting to hit an upper cycle. Wait to the footy season starts and interest with St Kilda Training around the area. Btw, does anyone know whats being developed in the shopping strip of...

    seaford vic gaining?

I dont think the players or staff need to live in the area for it to gain the celebrity feel. The players will spend a high percentage of their time at the training facility anyway. Can you imagine what sort of effect the players going on their morning jogs through streets such as Austin...

So the original issue that was discussed in this thread is will St Kilda moving into upper seaford improve property prices???

There is another theory that i prescribe too. And that's the theory of `bay slide'. I made this name up, but I've heard the theory banded around. The last 10 - 15 years has seen an increasing number of young 18 - 35 year olds renting in bayside inner city areas. ie Elwood, St Kilda, Port...

So any ideas of when a recovery might happen? Summer time? It's hard to resist a beach side suburb during the summer! Or how about when St Kilda move in? Alot of publicity for the area then!

townhuoseanunitsford! Interesting! Does that mean that brick homes on a 600 or thereabouts land is going to sky rocket in value because they'd be more desirable then a townhouse or unit to the average family?

Results are in. Seaford has had a 6.5% quarterly price increase, and a 23% annual change. I would say that the quarterly change is indicative of the likely increases for the rest of the year. Prices are still on the way up!

Back to the original topic about the Bellveidere Park area, and house pricing in that area. It looks like the St Kilda Football Club development is nearly complete http://www.saints.com.au/Frankston/Photos/tabid/14637/Default.aspx

Highly sort after pocket though. Probably the next best area then being right next to the beach. The area has had and will continue to have alot of development.

I agree with meconium, and good points by Grumpy old chick. I know people who were priced out of beachside, and decided to buy inner seaford. So, you certainly are going to get that ripple effect with prices, and we've seen that happen particularly in last 12 months!!
