Requisitions on Title - Answers prior to contract date

Is it possible to submit and receive answers to a Requisitions on Title prior to signing the contract? My understanding is that typically this set of questions is sent to the Vendor after contract date and prior to settlement. Is it possible / likely to get answers prior to signing the...

NSW Affordable Housing Scheme aka Granny Flats

Thanks Devan for the detailed reply and the peek at the spreadsheet. Some questions: the percentage figures you used are your own personal rule of thumb percentages I assume? Also, IMO I think $100K for a GF build is pretty excessive. I tipped the GF build down to $60K this gave a 5.1% nett...

NSW Affordable Housing Scheme aka Granny Flats

I feel like I've had my head in the sand. It's recently come to my attention that under the NSW Governments Affordable Housing Scheme; provided your block of land is larger than 500 and something m^2 and the granny flat is less than ~64m^2; you can get an approved private certifier and build...

    Need recommendations for landlords insurance

Just checked out Terri Scheer and maybe NRMA isn't too bad after all. Residential building Insurance with Terri, so not including contents, or tenants not paying rent, the premium with a $500 excess was $907.99. From memory the NRMA policy covers buidling, contents (up to ~10% of insured...

    Need recommendations for landlords insurance

5 Bedroom house in South West Sydney purhcased 12 months ago for $300K by a discretionary trust. Insurance policy with NRMA with an excess of $1,000. Not sure of all the bells and whistles of the top off my head that this policy does and does not cover. Main reason for insurance is to...

Tenant wants to change terms of lease

So the long and the short of it is that the land lord is in breach of the RTA by stipulating that the lease is payable 6 months in advance. Therefore the tenants request to alter the terms of the lease payments is not in breach of the lease, as the lease is I assume void due to the 6 month in...

Tenant wants to change terms of lease

I'd like to think not. Lease was entered into in early July 2011. Tennant VOLUNTEERED in writing to pay 6 months in advance. As such a 12 month lease stipulating repayments 6 months in advance was entered into. Was this illegal? If so, why so and could someone please reference the relevant...

Tenant wants to change terms of lease

IP is in a 12 month lease. Lease states that the tenants pay rent 6 months in advance. Letter was sent to the tenants reminding them that their rent was due to be paid by x december. Tenant has contacted the owner (owner is managing the property) asking if rent could be paid weekly or...

Can LOC in personal name be used by Trust?

Thanks for the replies. That makes perfect sense re. we can borrow the money as individuals and then loan the cash to the trust. But then as individuals we have an asset of the loan to the trust and this loan amount would be at risk should we get sued as individuals. Apart from no asset...

Can LOC in personal name be used by Trust?

PPOR has been revalued and their's a bit of equity we can borrow in the form of a LOC. We have a Discretionary Trust and would like to use the money from the LOC for investments (property/shares). Just wanted to check, even though the LOC will be in our personal name, if the money is used...

    Rendering in a 'brick street'

Similar question. The parents house is a 45 year old red brick veneer with a 30 year old second story extension on top. The extension is weatherboard, though boards are only visible on sides and back as the top front is set back and the original roof line finishes under the top floor...

    Vendors Finance. Worth doing?

I've only just started looking at the numbers for a possible vendors finance (VF) deal. This is all only back of the envelope stuff and random thinkings at the moment. Property is a house pruchased in a Trust Name for $300K pretty recently. Currently owe 90% and paying interest only. Rent is...

    broker or buyers agent?

Sounds a bit suspect. To confirm, the Mortgage broker has setup a meeting with someone who wants you to buy a property off them? IMO use a mortgage broker to get the best finance deal you can get. Do not rely on a mortgage broker or a mate/colleague of one to sell you a good investment...

Renovate PPOR and re-borrow OR invest directly in another IP

That makes things clearer. Can the Trust borrow money using the PPOR that is in our name as security? I realise that this then puts the PPOR at risk in the event the trust can't meet its loan requirements. But it would be a handy way to get money from our equity in the PPOR into the trust.
