    Low Interest Rates - Entrapment?

yay well said deltaberry, the most useful thing i've read for a long while..

    3 & 5 year fixed rates thread

Hi all, I refinanced and fixed a couple of months ago with WBC at 5.73 for 2 years; this was when they were offering a discounted 6.19 for 2 years. It was also when Citibank were offering 5.75 for 3 yrs. So I believe it is possible to get an aggressive rate particularly if the bank happens...

Cash Rate Down v Cost of funding Up

as advised on another posting, exchange rate risk will add to their costs, and they would not likely have to undercut current bank's rates by too much in order to gain a decent market share. Mark Bouros of Yellow Brick Road estimates they couls take up to 10% of the overall market. :)

    World Bank's crisis warning

As a very long term BHP investor of several props, I want to put the blinkers on and believe in what Westpac's Bill Evans states in that the europe is now more or less neuted in the medium term with armegeddon fears a little bit overblown. Remember that the RBA has the most scope of all the...

    3 & 5 year fixed rates thread

I presume you are referring to the 70% of prop investors who only ever buy 1 investment prop and then 5 years later 70% of these one timers hastily selling to realise what they thought was going to be a healthy profit. It's good to see you are "in the business", how about hunting me down a...

    3 & 5 year fixed rates thread

I think most residential investors understand it costs money to do business, they like anyone else just don't want to pay the money, or at least they would try to minimise any costs. Anyhow, I think I could take this lower rate (5.57% 2 years) as it looks good. You mention the term "commercial...

    3 & 5 year fixed rates thread

My apologies but the TV show airing this story was "Today Tonight". The show also mentioned that Arab and US banks were keenly following the progress of the Japanese banks 2012 foray into OZ. I presume the Japanese banks will hedge currency risk within their overall pricing strategy...

    3 & 5 year fixed rates thread

I'm interested in what people think about recent reports of 3 x large Japanese banks looking to get into the Oz mortgage market. Ultra conservative japanese citizens invest in deposits at their banks earning 0.1% (that is a 10th of 1 percent!) with the the banks then on lending this money at...

Time to sell? Time to get out of debt?

The banks will most assuredly pass on RBA rate cuts not so much because Wayne Swan will bully them but more due to a different reason. More and more of their overseas funding source (currently 40% or total funding) is being replaced by local deposits as we speak given the panic exhibited by...

Time to sell? Time to get out of debt?

As already stated, if it really goes pear shaped and we have a credit crunch, the RBA will do its thing and get the cash rate to 3% or lower. At that point you should, like I will, attempt to grab a low rate 3 or 5 year fixed loan at 5% or whatever and your cashflow will improve markedly...
