Apparently I'm considered "Rich" or "Loaded"...

It's funny, but the older I get, and the larger our household income gets, the higher the threshold for 'rich' rises in my mind. I've done 'dirt poor' and now I've well and truly exceeded my old ideas of rich. I certainly don't feel like I am though. But its becoming easy to see why the pollies...

Falling leaves on footpath. Who's responsible?

A lot of councils require the householder to be responsible for the verge and / or nature strip that sits along the boundary of the block. I know it's caused a lot of issue in the suburb where I live, with people disagreeing on what is and isn't their responsibility. The suburb was designed with...

Tax Question - Renting from my brother but I own half the property.

Just some property law lecture notes: Occupation fee Each co-owner is entitled to occupy the whole of the property along with any other co-owner who also chooses to do the same. Accordingly, there is generally no right for one co-owner to claim an occupation fee against another co-owner who...

Tax Question - Renting from my brother but I own half the property.

I would recommend contacting the ato and getting a ruling on this issue.

Tax Question - Renting from my brother but I own half the property.

Just found the old (very old now 2003) property law text book. It doesn't have much info actually in it, but it basically says that a co owner has full, unfettered and unhampered rights to a property independent of an other owners of that property. That a co owner cannot impose upon another co...

Tax Question - Renting from my brother but I own half the property.

I don't believe (and someone can correct me if I am wrong) that you can rent a property to an owner of the property. Because you cannot be a tenant in your own property, then your brother cannot claim any of it as an IP. Trying to remember where I read this, not sure if it was one of my law...

    Perceptions...

We get new cars (salary packaged), and it usually costs between $200-250 for each service. No idea if that is good or bad, but it's all pre tax $$$ and we do it through a dealer who we know does a decent job {had issues with the last mob}. ETA - we don't have a choice about getting it serviced...

    Love him or hate him?

Interesting to read this thread. Nothing in this article surprises me. Nathan was already well along the way when I first got into property investment and discovered this forum quite a few years ago. He is a 'serious' investor, and puts a lot of time and effort to do it well.

How to invest with your partner?

'the man has to lead' Stuff that for a joke. I'd rather be single then have anyone think they can tell me what to do. A real man can accept a woman as an equal and values and respects her intelligence enough to let her decide her own path. If they are both lucky, both their paths will be heading...

    naughty fence idea...thoughts pls

If you are paying and not hitting him up for any, then do whatever you want. If he is pitching in that's a different story. In regards to the boundary it might pay to get a surveyor out there.

    Forgot phone at home .....

I'm lost without my mobile. It's not just for calls, but for photos, email, and Facebook (which is how I stay in touch with and organise meeting up with family and friends.) I forgot mine yesterday morning and had to go home to get it. I found I'd missed three calls, two text messages and...

Life is more than about money

We haven't bothered with solar because we are still not sure if we will at somepoint upgrade our PPOR or not. I don't want to fork out the outlay so that it's paid off in time for future tenants to benefit from it. We've had people out on a couple of occasions for quotes, but the financials just...

Housing Affordability Push to Impact Negative Gearing?

I think the fundamental flaw to this discussion is the assumption that NG is a main contributor to unaffordable housing. I disagree with that basic premise. The number of houses in the FHO bracket that is owned by investors is proportionally small. Add to that, the shortage of rentals in many...

Thoughts on Canberra and the ACT

If you are buying cheap, and you are after a longterm investment, then I think Canberra's current stagnation is a bit of a non issue. Prior to this we had HUGE rapid growth. The kind that cannot be maintained forever. I think buyers are in a good position at the moment, glad I'm not a seller...
