To Install Air-Con / New Carpet or not?

Hi JWR, No we are currently renting the place we are living in - after living in what is now our investment property for a year, we both received job transfers and needed to move closer to work. Unfortunately moving back in isn't an option for us at the moment for various reasons. This...

To Install Air-Con / New Carpet or not?

Hi guys, I'm looking for some advice. We have a great tenant in our townhouse, but she'll be leaving in May. She's a friend of ours, so she's paying us $340 p/w directly (as opposed to the $360 we were charging when going through an agent - we were only receiving $322 'in the hand' after...

    Ugh!! 10k difference in valuations!!

Well my bank has requested a review. What are our chances of 10k getting whacked on? Lol.

    Ugh!! 10k difference in valuations!!

UNBELIEVEABLE!! After getting approval from ANZ to switch from St. George and making a complaint to the Ombudsman re: St. George, St. George have finally decided that they will bend over backwards to keep our loan. However, we needed to go through the full application process again. We...

    Should we make the switch?

Thanks guys, That's what I thought. I guess we are just doomed for now. My fiancee is now just wanting to cut our losses, sell. and put our normal mortgage repayment amount into saving for a deposit to buy elsewhere in a few years. Life just isn't great at the moment!

    Should we make the switch?

No - have the contract in front of me. SVR + 0.5% for the remaining term of the loan.

    Should we make the switch?

We're paying P+I at the moment - always have. Not sure what our goals are...we would really LOVE to keep this property as an investment when we go to buy our next place, but I don't think we'll have the ability to do this financially. The door closes on the deal at ANZ on 31 December, so we...

    Should we make the switch?

Hi, It's already an IP - has been for 1.5 years (we had to move for work reasons - the rental income pays the rent on the place we're living on). We do a Variation to Tax Routine each year, which puts about $400 a month extra in our hands (rather than waiting until tax time), but we can't...

    Should we make the switch?

Hi everyone, I've been doing some research on whether we should get out of our hideous loan with St. George. Our only option is ANZ because they are the only people that will lend us 95% LVR (because we have a Credit Card with them). Here's the breakdown: We are on a St. George Quick...

How long are valuations valid for?

Hi again, We have got a valuer for ANZ coming to inspect our property on Tuesday to determine whether it's possible for us to switch lenders. I doubt we will have enough equity in the property to switch straight away (as fixed rate break cost fees apply at the moment), but I'm hopeful that...

    Does this make sense?

Yes, we're happy with 7.44%...so long as we don't sign the rate lock papers and then get told in February that we still need to pay mortgage insurance. All my broker said (and I quote) is: "There has never been any mention of charging you an extra 1% for Mortgage Insurance, so I would...

    Does this make sense?

The broker seems to think that because we're not switching loan products, mortgage insurance is not an issue...?

    Does this make sense?

Hi everyone, Some of you may have read my previous thread titled 'Silly decision three years ago - cut losses?'. I contacted the bank, as well as my mortgage broker in relation to the matter. My broker has come back with the information I was first offered (locking at 7.44% for three years...

Silly Decision Three Years Ago. Cut Losses?

I have contacted the Ombudsmen to let them know about the situation (I am aware that I need to try and sort it out with St. George first), I just wanted their advice as to whether this is worth pursuing or not. They said absolutely. I've also had a brief chat with my solicitor regarding...
