    Hi Michael, I'm not from Sydney, but that's a pretty optimistic wish list I would have thought. A house for $250k in Sydney is going to be hard enough, but then with good CG and RR makes it a little more difficult. Would you consider something outside of Sydney? Perhaps to the West?

    Not my area of expertise guys, but isn't it possible to mandate your client at the stage where you start putting in a fair bit of work? This way if they get the same deal with their existing financier then you still get paid I would have thought.
