    End of an Era

I don't come here often but I've been a member since 2003 and I've enjoyed being part of it. I learned a lot but I am down to two houses and not planning any more purchases but I wish everyone here huge success in their investing dreams. It's also been a pleasure to occasionally help others...

Rent to a group??? Furnished or unfurnished

You have all given me something to think about and you all rightly point out that there are many dangers and pitfalls. I wonder if some of those would disappear if I lived in the house and simply rented the rest of the rooms out in an informal boarding situation like is often done via flat...

Rent to a group??? Furnished or unfurnished

No, I got into trouble for having the house divided into 2 flats of 2 bedrooms each.

Rent to a group??? Furnished or unfurnished

I just need to maximize the return on the house as I no longer work and the rent needs to cover all costs so I'm presuming that renting by the room ($200 x 4) will get me more return than renting at the local market rate (approx $450). Letting a room at a time ? Is this the way to go?

Rent to a group??? Furnished or unfurnished

The "3" was suggested by my REA who is in favour of just putting it up and saying groups are welcome, he seems to think 3 people is an ideal number even though the house has 4 (and potentially 5) bedrooms, 2 kitchens, 2 laundry ( one is a small euro-laundry, in a cupboard) and 3 bathrooms...

REPEATED: What advice would you give yourself 10 years ago that you know now?

Follow Nathan Birch's methods more closely and take action doing what he did. (Nathan had 40 houses when I met him around 2007 -2008 and now he has 160 +).

Rent to a group??? Furnished or unfurnished

Caught with unlawful development, is renting to a group the way to go ??? Hi everyone. I have a house in Melbournes eastern suburbs which I have turned into two x 2 bedroom flats without Council approval. Council caught me and required me to turn it back into a single dwelling ( no problem, I...

Granny Flat - But where is the back yard?

This is a "Radburn" designed estate, the street is the rear and the lane is the front. The answer is in the fact that there are sheds etc in the rear setback in other yards so you should be able to build between the house and the street to the same setback as some of the other structures along...

Where to buy development sites for $350-400k in Melbourne???

Those parameters outlined by the OP seem quite sound. However, I'd be keen to hear people's views on the possibility that Melbourne will have some decentralized areas in the same way Sydney has Parramatta and Chatswood etc. Will places like Box Hill fulfill the same role? If so, this would open...

Council Complaint - Wants to inspect! Illegal Construction??

It's my understanding that, in NSW, authorized Council Staff have wide powers of entry. At the end of the day, Council will inspect, go through their processes and the issue a Notice of intention to Issue an Order. They will seek to get the issue rectified but, if it is not, 28 days later, they...

    Developing 101

Actually, some planners don't just slack off, my all time record for getting the planning report written and up to Council was 34 working days . The development was two x 3 storey residential buildings with a total of 45 units. There were also objections to the development, one of them was 100...

If you had only 250k to buy a house, where would it be and why?

You can buy in Warrnambool for around that price. I'd buy and hold with a view to unit development for future boomer retirement (mine included) :)

    aussie dollar?

I work for one of the larger departments and our natural attrition rates are only 300 people per year. Do the math. Ill be looking to leave so I'll be trying to go back to local govt if I can.

Build your own Real Estate Portal?

Id really like all the relevant planning controls accessible when I looked at a house to buy via a real estate site. "Allhomes" in Canberra does a basic job but its a fantasy of mine to have full info available...very difficult when each jurisdiction's planning controls are different.
