    They were approved for the amount. The problem was their banks valuation before settlement.

    They had the valuer come around on Wednesday when they were going to exchange on the Friday so they had time to pull out with no cost to them.

    That's my problem though. They had their finance approved and were prepared to pay $620,000. It was the valuer that said no so they wouldn't approve the loan.

    The only worry I have is that even if she finds another person willing to buy it for $620,000 will the valuers still come in too low and we lose them too? It will cost us $2,000 to put it on the market since we didn't have to pay advertising last time.

    Great reply Scott. So you are saying that depreciation is a great tool but if you can buy a property for a bargain price in that area that should be the right buying criteria and any depreciation is a bonus right?

    I think the major difference is the tax break due to the much improved depreciation schedule as I believe older places ones are virtually zero which makes it quicker for me to buy another using my tax
